Chimney surveys for homes and businesses in Hightown

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it’s safe. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. We survey shared and party-wall stacks, chimney breasts and lead flashings, and people most frequently book us about bricks with flaking faces and flashings pulling away from the stack.

Some older homes in villages like Hightown are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere as small as Hightown, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Mention any parking restrictions on your street
  • Note where any stains or damp appear

Local roofs in Hightown

About 3 miles south lies Avon Tyrrell House, a reminder of how long the area around Hightown has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Ringwood Junior School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Your questions about chimney surveys in Hightown

How do I find out if my home in Hightown is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Hightown within the area you cover?

Yes, Hightown is on our map. A small place gets exactly the same survey as a big one.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What do you check on a chimney?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

Does the report include photos?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

Do you inspect the flue?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

Why act early in Hightown

Damp in a chimney breast normally gets worse while the cause is left. It can stain walls and damage plaster. Finding the cause means the right work can be planned. Around Hightown, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Roof by roof

Lead flashings

Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. Confirming the support is a job for a structural engineer.

What affects the price in Hightown

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The roof’s overall size
  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium

What we cannot see

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Conditions inside walls
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • The inside of the flue, which needs a sweep or flue specialist

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
