What this survey can’t tell you

In fairness, a roof survey has limits:

  • What’s under the membrane without opening it up
  • Fragile surfaces, which we don’t walk on
  • Testing older roof sheets for asbestos

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.

What we look at

  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets
  • Single-ply membranes

Flat roof survey in Poulner

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Typical surveys look at blistering in felt or asphalt and edge trims that have lifted or split, on GRP fibreglass, felt flat roofs and upstands and outlets.

In a smaller place like Poulner, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Flat and commercial roofs around Poulner

The wider area around Poulner has a long history of building, with Avon Tyrrell House about 3.8 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Anyone responsible for a site like Poulner Infant School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For an older house near a landmark such as St John the Baptist, flat-roofed rear additions and dormers added over the years are worth checking.

What affects the cost of flat roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • If the survey needs thermal imaging or a drone
  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What we need to know

If you can, have these to hand when you contact us:

  • Any marks or damp showing indoors
  • When you need the report by
  • Any photos you have, taken from ground level or a window
  • The property’s address and postcode

Unsure which package suits your roof? It is easiest to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

What we look for on each type of roof

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.

Questions from Poulner

Will you come out to Poulner?

We do. A small place gets exactly the same survey as a big one.

Do you cover Poulner?

Yes, Poulner is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to.

Does the report include photos?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

What’s the best way to book?

It is easiest to ring 07833 053749 or drop us an email. Give us the address and some details about the roof. Surveys run on weekdays, Saturdays and Sundays.

The survey, step by step

We do not take risks to get a closer look. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Being in a smaller place like Poulner doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Let us know about parking near the property
  • Dig out any old roof reports or invoices
  • Make sure the loft hatch can be reached

How to book

Related advice

What happens if roof problems are left?

Standing water on a flat roof rarely sorts itself out. It typically points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Finding the cause now keeps more options open. Around Poulner, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.
