Chimney survey in Ibsley: what you get

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. Typical surveys look at staining on walls around the chimney and eroded joints in the brickwork, on chimney breasts, lead flashings and flaunching.

In a small place like Ibsley, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Rural addresses near Ibsley can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Leave a clear route to the loft
  • Agree roof access with the managing agent if it’s shared
  • Mention any parking restrictions on your street

Advice

What a chimney survey looks like in Ibsley

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For any home in Ibsley, it is the small, early fault that is cheapest to put right. If you live in an older home near Church of St Martins, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions from Ibsley

Is my home in Ibsley listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Ibsley?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is a leaning chimney dangerous?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Will you photograph what you find?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Will you check the chimney is safe to use with a fire?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

What happens if roof problems are left?

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. For older village homes like those around Ibsley, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Useful tips for Ibsley property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • File photos of the stacks with your home records
  • Look at the chimneys with binoculars after a storm
  • Leave close inspection to people with safe access
  • Check that disused chimneys can still breathe

Once we’ve been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden damage within the stack
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • The inside of the flue, which needs a sweep or flue specialist

How we price chimney surveys

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Chimney survey starts from £150, including VAT.
