Pre-purchase roof survey in Ellingham, Hampshire
Pre-purchase roof surveys around Ellingham, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Roof slopes that look uneven or sagging
- Bitumen or mortar used in place of proper repairs
- Chimney mortar that has eroded
Useful tips for Ellingham property owners
From years of surveys, a few habits stand out:
- Look for fresh paint on upstairs ceilings at viewings
- For a flat, check who is responsible for the roof
- Pass the findings to your conveyancer
- Ask the agent to check the loft hatch can be opened
After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months.
Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.
How a pre-purchase roof survey works in Ellingham
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you’ve noticed gaps where slates or tiles have come loose and worn or lifted lead flashings, we can find out what’s behind it, on chimney stacks, natural slate and lead flashings and valleys alike.
Being in a small place like Ellingham makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a pre-purchase roof survey looks like in Ellingham
A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Take an older house close to Church of St Mary and All Saints: the roof may have had decades of patch repairs, and the survey shows where they are. Around Ellingham, as everywhere, small roof faults are simplest to sort before they let water in.

Landlord and commercial surveys in Ellingham
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.
Leave it or get it looked at?
Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. For an older or listed building in a place like Ellingham, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
Why choose Independent Roof Survey in Ellingham

- Plain-English reports with photos
Ellingham: your questions answered
Do you carry out roof surveys in Ellingham?
Yes. We work right across London and the South East, and Ellingham is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.
Will you come out to Ellingham?
Yes. Ellingham is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
How long does the survey visit take?
It usually takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
When should I book a pre-purchase roof survey?
Once your offer has been accepted, and before exchange. That way you can still act on what we find.
Do you need access inside the house?
Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is normally arranged through the agent or seller.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It complements one rather than replacing it.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

When you need someone else
Before you book, it’s worth knowing what a survey won’t do:
- Confirmation of asbestos in cement sheets or soffits
- How a seller will respond, or what the house is worth
- The condition of the rest of the house (that is a RICS home survey)
If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.
What this survey covers
- Chimney stacks
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Gutters and downpipes
- The roof space
- Natural slate
- Clay and concrete tiles
The survey, step by step
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. The survey normally takes between one and two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Ellingham can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- If the roof is shared, arrange access with whoever manages the building
- Unlock side gates and any roof access doors
