For a small place like Harbridge, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

How it works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Harbridge can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Point out any leaks or damp patches
- If the roof is shared, arrange access with whoever manages the building
- Check the loft hatch can be reached

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.

Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Notice patches of new decoration in top-floor rooms
- Arrange the survey as soon as your offer is agreed
- Check the lease for roof repair responsibilities
- Find out whether the roof has been replaced or patched
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.
After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.
Harbridge: your questions answered
How do I find out if my home in Harbridge is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you cover Harbridge?
Yes, Harbridge is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or use the contact form and tell us about the property.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Does the weather affect the survey?
Light rain does not usually stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.
Local roofs and buyers in Harbridge
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you own one of the older houses in the streets near Church of All Saints, the roof may have had decades of patch repairs, and the survey shows where they are.

What we’re asked to look at in Harbridge
Rear extensions, dormers and garages frequently have flat roofs. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.
A survey can pick up problems such as:
- Gutters that overflow or drip at the joints
- Bitumen or mortar used in place of proper repairs
- Loose pots and cracked flaunching
- Ponding, blisters or splits on a flat roof
In and around Harbridge, as anywhere, a roof is easiest to deal with when its problems are found early.
What to check before booking
- Whether you can ask questions once you have the report
- Whether VAT is added on top
- Whether the loft is part of the inspection
- Which parts of the roof they’ll actually see
What you can safely check yourself
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
What affects the cost of pre-purchase roof surveys
To price your survey, we look at:
- The shape of the roof and its details
- Commercial roofs and larger buildings
- How tall the building is and how easy the roof is to see
- How many separate roofs there are, like extensions, dormers and garages
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
Booking your survey
If you can, have these to hand when you get in touch:
- The property’s address and postcode
- Photos of the roof, taken safely from the ground or a window
- Any deadline, like an exchange date
- The type of building and roof, such as pitched or flat
Once you know what you need, call 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.
