Need a roof leak investigation in Harbridge?

Harbridge: your questions answered

Do you cover Harbridge?

We do. The survey and report are the same in Harbridge as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Harbridge?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How long does the visit take?

On site, it usually takes between one and two hours on an ordinary house, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How a roof leak investigation works in Harbridge

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey the roof space, slate and tile slopes and lead flashings, and the problems we’re asked to look at most are water dripping from rafters or underlay and water through the ceiling under a flat roof.

Being in a small place like Harbridge makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Wind, rain and roofs in Harbridge

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

For an older house near a landmark like Church of All Saints, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Around Harbridge, as everywhere, small roof faults are simplest to sort before they let water in.

Harbridge is about 3 miles north of Ringwood, in Hampshire. Whether the building in Harbridge is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. We cover towns and villages across Hampshire. We also survey roofs in Southampton.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. You are welcome to ask questions while we’re there. In a small place like Harbridge, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Advice

Landlords, agents and block managers in Harbridge

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we’ll plan the visit with that in mind.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Leave it or get it looked at?

Patching the spot above the stain often doesn’t work. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first, so the repair is aimed at the right place. In a place like Harbridge, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Honest limits

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Faults hidden behind ceilings or boarding
  • Leaks that only appear in weather we can’t recreate
  • Water from pipes, tanks or heating systems

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What we look at

  • Slate and tile slopes
  • Chimney stacks
  • Lead flashings
  • Flat roof details
  • The roof space
  • Valleys and parapet gutters
  • Rooflights and dormers

Roof by roof

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.
