South Gorley Roof Leak Investigation
Tracing where water is getting into your roof in South Gorley, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Wet patches on loft insulation
- Brown rings on upstairs ceilings
- Water coming in around a roof light or dormer
Roof by roof
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.
Flat roof upstands and outlets
Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.
Roof leak investigations for homes and businesses in South Gorley
A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us and so do photos. Even on a dry day, a leak normally leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. We’re often asked to look into drips from nail tips in a cold loft and staining around the chimney inside, on chimney stacks, slate and tile slopes and the roof space.
For a small place like South Gorley, the inspection is the same as anywhere: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

The survey, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like South Gorley can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
Preparing for the visit
- Check pets are kept safely away
- Gather any invoices or paperwork from past roof work
- Buyers: confirm access with the estate agent or seller

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Move stored items away from the hatch
- Catch drips in a bucket and protect the floor
- Don’t climb onto the roof to look
- Do not touch fittings that water is reaching
The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, rather than at the stain.
After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
Signs you need a roof leak investigation in South Gorley
A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. Leaks from valleys frequently show up some distance away inside.
Problems we come across often include:
- Condensation that looks like a leak
- Wet patches high on an inside wall
- Damp on a chimney breast
- Leaks below a flat extension roof
If you look after a building such as Hyde Church of England Primary School, a leak through a large roof is often found some distance from where the water shows inside.
Before booking anyone

- Their insurance cover
- How much experience they have with roofs like yours
- Their drone registration, if they fly one
Wind, rain and roofs in South Gorley
Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
For an older house near a landmark such as Church of the Holy Ascension, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Your questions about roof leak investigations in South Gorley
Do you carry out roof surveys in South Gorley?
Yes, South Gorley is one of the places we work. The survey and report are the same in South Gorley as anywhere else, and visits run on weekdays and weekends.
Does a conservation area affect roof work in South Gorley?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can thermal imaging help find my roof leak?
It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
What should I do before you arrive?
Keep a note of when it leaks. Clear access to the loft. Keep away from any light or socket that water is reaching.
Can you survey at the weekend?
We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or use the contact form.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
Why get it checked now?
A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching. Finding where the water is getting in should follow straight away. Older cottages and farmhouses around South Gorley can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.
