About our gutter survey in South Gorley

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you are worried about rotten fascias or stained soffits and gutters overflowing in heavy rain, we can find out what’s behind it.

In a village or hamlet like South Gorley, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Different roofs, different checks

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Box and secret gutters

A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We inspect them as far as it’s safe to see them.

The survey, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes an hour or two at most homes, and more on a big or complicated roof. Rural addresses near South Gorley can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

South Gorley questions

How do I find out if my home in South Gorley is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is South Gorley in the area you cover?

Yes, South Gorley is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or send us an email and let us know about the property.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.

How do I arrange a gutter survey in South Gorley?

Simply phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Is a CCTV drain survey included?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.

Local roofs in South Gorley

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If you look after a building such as Hyde Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a gutter survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Blockages deep inside downpipes
  • The inside of buried drains
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What we’re asked to look at in South Gorley

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead is also a target for theft.

We’re frequently asked to look at:

  • Leaks at the gutter joints
  • Water spilling over the gutter edge
  • Fascia boards damaged by overflowing water
  • Valley or box gutters that overflow inside

Take an older house close to Church of the Holy Ascension: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a roof survey includes

Before and after the survey

From years of surveys, a few habits stand out:

  • Check for spilling water in a downpour
  • Have gutters cleared at least once a year
  • Have overhanging branches cut back
  • Look for new stains on ceilings below valleys after rain

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

Checking the roof from ground level

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
