Flat roof surveys for homes and businesses in South Gorley
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you phone 07833 053749 or send us an email with the address and a rough idea of the roof area. We survey single-ply membranes, mastic asphalt and EPDM rubber, and the problems we are asked to look at most are edge trims that have lifted or split and failed upstands where the roof meets a wall.
Somewhere as small as South Gorley, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What affects the cost of flat roof surveys
A few things affect what a survey costs:
- The type of building, from a house to a block or an office
- Building height and the viewpoints available
- If the survey needs thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
Booking your survey
What helps most when you contact us:
- Any marks or damp showing indoors
- The reason for the survey, such as buying, a leak or storm damage
- How the loft is reached, if there is one
- Any photos you have, taken from the ground or a window
Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or use the contact form.
What happens on the day
Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey typically takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Cottages and farmhouses around South Gorley often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Getting ready for the survey
- Dig out any old roof reports or invoices
- Leave a clear route to the loft
- Mention any parking restrictions on your street

When to book a survey in South Gorley
Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Here are some of the things we see frequently:
- Leaks around rooflights
- Damaged trims at the roof edge
- Failed upstands where the roof meets a wall
- Outlets choked with leaves and silt
For site and facilities teams at buildings such as Hyde Church of England Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
Questions to ask before you book
- Whether VAT is added on top
- What the survey will not cover
- Their report turnaround times
- Their drone registration, if they fly one

How do I arrange a flat roof survey in South Gorley?
To arrange a survey, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
Do you look for flat roof leaks?
Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we’ll say so and suggest what would help.
Do you give a life expectancy for the roof?
We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What we can’t see
In fairness, a roof survey has limits:
- A structural engineer’s assessment of the deck
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- What’s under the membrane without opening it up
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. The full list of what we check.
What we check
- Single-ply membranes
- EPDM rubber
- Felt flat roofs
- Mastic asphalt
- GRP fibreglass
- Upstands and outlets
How the survey changes by roof type
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Flat roof surveys around South Gorley
A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
For an older house near a landmark such as Church of the Holy Ascension, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
