Getting in touch

What helps most when you contact us:

  • Dates you are working to, such as exchange
  • The reason for the survey, such as buying, a leak or storm damage
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them

Not sure which survey you need? The easiest way is to ring 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

How a gutter survey works in Linwood

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It is an easy job to put off but it rarely improves. We survey parapet and box gutters, eaves gutters and valley gutters, and common reasons people get in touch are sagging gutters and loose brackets and blocked outlets and hoppers.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What a gutter survey doesn’t cover

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Hidden sections we cannot view safely
  • Blockages deep inside downpipes
  • Asbestos testing of old gutters, downpipes or soffits

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

What we look at

  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits

How the survey works

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours for most houses, with bigger or more complicated roofs taking longer. In a small place like Linwood, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand
  • For flats, make sure roof access has been agreed

Advice

Useful tips for Linwood property owners

A survey works best with a little help from you, before and after. Tips:

  • Get trees that overhang the gutters trimmed
  • Watch for green marks down the brickwork
  • Look out for overflows when it pours
  • Don’t climb a ladder to look in the gutters

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Signs you need a gutter survey in Linwood

Lots of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.

Common reasons to book include:

  • Soffits marked by water
  • Dripping or leaking gutter joints
  • Gutters full of debris and silt
  • Water spilling over the gutter edge

For properties in and around Linwood, we check what can be seen safely and explain what we find.

Before booking any roof surveyor

  • Which viewpoints they use to see the roof
  • What the survey won’t cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will they check the loft as well as the outside?

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.

Linwood: your questions answered

Is Linwood in the area you cover?

Yes, Linwood is within the area we cover. We work right across London and South East England. Just call 07833 053749 or email us and let us know about the property.

How do I find out if my home in Linwood is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

What’s the best way to book?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Gutter surveys around Linwood

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Around Linwood, as everywhere, small roof faults are simplest to sort before they let water in.
