About our chimney survey in Mead End

A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. Common reasons to book are a stack that appears to lean and damp patches on chimney breasts, on flaunching, lead flashings and brick chimney stacks.

In a village or hamlet like Mead End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about one to two hours for most homes, a little longer where there are several stacks. If you have questions on the day, just ask. For a village or hamlet like Mead End, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Mead End questions

Can a landlord with a rental near Sway station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and some details.

Do you cover smaller places like Mead End?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

How do you inspect a chimney without scaffolding?

We look from the ground, from windows and from the loft where it is safe. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

Does the report include photographs?

Yes. Photographs are part of every report.

Our stack is shared. Can you still survey it?

Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

How much does a chimney survey cost in Mead End?

Prices start from £150, including VAT. We confirm the exact price before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or email us.

What affects the cost of chimney surveys

A few things affect what a survey costs:

  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • The roof’s overall size
  • Which survey package you book

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Helping us price your survey

There’s no need for technical words. Just let us know:

  • Any photos you have, taken from ground level or a window
  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • What’s prompted the survey

To book a survey, phone 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.

Roofs, chimneys and gutters in Mead End

Mead End lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Highcliffe Castle, about 4.8 miles south-west, is one of the historic houses in the wider area around Mead End. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as St Andrew are frequently among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Tiptoe Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Mead End is about 4 miles north-west of Lymington, in Hampshire. Wherever you are in Mead End, we can come and survey your property, on a weekday, Saturday or Sunday. We cover towns and villages across Hampshire, from the larger towns to small villages. You can also see our page for Southampton.

Surveys in SO41 work the same way as everywhere else we cover. Streets in the area include Marley Mount and Boundway, all of which we cover. If you are just outside Mead End, we cover Tiptoe (1 mile south), Sway (1 mile east), Bashley (1 mile south-west), Ashley (2 miles south) and Wootton (2 miles west). Larger places within reach include Totton (11 miles north-east), Lymington (4 miles south-east), Hythe (11 miles north-east), Ringwood (8 miles north-west), Barton on Sea (3 miles south-west) and Dibden Purlieu (11 miles north-east).

What happens if roof problems are left?

If you’re buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. Around Mead End, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Use the report as a baseline for future checks
  • Ask for ventilated caps on redundant stacks
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Note any damp on chimney breasts and when it appears

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it is easy to follow.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.

What we’re asked to look at in Mead End

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the roof space and outside, and recommend a structural engineer where support is in question.

Things that frequently lead to a survey include:

  • Signs that a stack is leaning
  • Mortar washing out of the joints
  • Flashings pulling away from the stack
  • Damaged chimney pots and cowls

For landlords with property near Sway station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their insurance cover
  • Whether the loft space is looked at, where there is one
  • What’s outside the scope of the survey

What a roof survey includes

What we look for on each type of roof

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. A structural engineer should confirm whether it is adequate.
