Bashley: your questions answered
I let a flat near New Milton station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.
Do roofs near the sea, like those around Bashley, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Bashley is within about 3 miles of the coast.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What happens next?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Our stack is shared. Can you still survey it?
Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.
Do you take photos of the roof?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
About our chimney survey in Bashley
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. Typical surveys look at gaps where the stack meets the roof and redundant stacks capped without ventilation, across chimney breasts, flaunching and brick chimney stacks.
In a village or hamlet like Bashley, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Other services in Bashley
Leave it or get it looked at?
A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. In a small place like Bashley, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What a survey costs
Not every roof costs the same to survey, for these reasons:
- Whether it is a home or a commercial building
- Whether thermal imaging or a drone is needed
- How tall the building is and how easy the roof is to see
- The roof’s overall size
To find out what your survey will cost, phone 07833 053749 or use the contact form with the address and some details. We’ll confirm the figure before booking.
What to let us know when you get in touch
Before you get in touch, it helps to have:
- Where the property is, with the postcode
- The reason for the survey, such as buying, a leak or storm damage
- The style of property, from a terrace to a block
- Pictures from the garden or a window, if you have them

How the survey changes by roof type
Rendered stacks
What’s behind the render cannot be seen without removing some, so the report explains what we could and couldn’t assess.
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.
Surveys for landlords and agents in Bashley
An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden damage within the stack
- Structural calculations for a leaning stack
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take an hour or two at a house, as part of a look at the roof around the stack. Somewhere like Bashley needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photos and recommendations, is emailed to you.
Before we arrive
- Point out any leaks or damp patches
- If you are buying, check with the agent that we can get in
- Move anything stored under the loft hatch

Advice
Bashley homes and their roofs
The coast is about 3 miles or less from Bashley, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. With Highcliffe Castle about 3.5 miles south-west, Bashley sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as St John, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Ballard School: large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near New Milton station, a dated record of the roof is useful when planning maintenance across a let.
