Gutter surveys in Sway

Gutter survey in Sway: what you get

A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey eaves gutters, valley gutters and outlets and hoppers, and people most often book us about cracked or loose downpipes and rotten fascias or stained soffits.

Houses in smaller places like Sway can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Rot or damp concealed behind fascias or inside walls
  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

What this survey covers

  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters
  • Valley gutters

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Practical tips

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Check for spilling water in a downpour
  • Look for new stains on ceilings below valleys after rain
  • Have overhanging branches cut back
  • Get the gutters cleaned out every year

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Common questions in Sway

Can a landlord with a rental near Sway station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is Sway within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Will you check the drains below ground?

No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

What’s the best way to book?

Just phone 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or email us.

Do you need a gutter survey in Sway?

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

A survey can pick up problems such as:

  • Gutters packed with leaves or moss
  • Gutters that have fallen out of line
  • Valley or box gutters that overflow inside
  • Downpipes that are split or coming away

If you own one of the older houses in the streets near St Luke's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • Will the report include photos?
  • Whether the loft is part of the inspection
  • Whether the price includes VAT
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Sway homes and their roofs

The coast is about 4 miles or less from Sway, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For landlords with property near Sway station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like St Luke's Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What a survey costs

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium
  • How big the roof is

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What we need to know

To price your survey accurately, we’ll ask about:

  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you are working to, like exchange

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.

How the survey works

The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Parking around Sway is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Tell us where we can park nearby
  • If the roof is shared, arrange access with whoever manages the building
