New roof snagging for homes and businesses in Sway

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. It is all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. It is easier to raise them while the job is fresh. We are often asked to look into gutters blocked by building debris and tiles or slates sitting out of line, across replacement roofs, flashings and valleys and ridges and verges.

Smaller places like Sway often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Sway or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

How we price new roof snagging

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The roof’s overall size
  • Whether it’s a home or a commercial building
  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, such as extensions, dormers and garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Getting in touch

Some details help us point you to the right survey and price. When you contact us, it helps to mention:

  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know

Unsure which package suits your roof? It is easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

New roof snagging in Sway: local notes

The coast is about 4 miles or less from Sway, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you let a flat or house near Sway station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you live in an older home near St Luke's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Sway is about 3 miles north-west of Lymington, in Hampshire. In Sway, as across Hampshire, every roof gets the same careful survey. Sway is one of the places in Hampshire we cover. Southampton is in our area too.

We survey roofs across SO41 for new roof snagging. If you need new roof snagging at a property on Station Road, Anderwood Drive and Cruse Close or a nearby road, we can survey it. Nearby, we also carry out new roof snagging in Mead End (1 mile west), Tiptoe (1 mile south-west), Hordle (2 miles south), Ashley (2 miles south-west) and Bashley (2 miles west). Larger places within reach include Totton (10 miles north-east), Lymington (3 miles south-east), Romsey (15 miles north), Hythe (10 miles north-east), New Milton (3 miles south-west) and Ringwood (9 miles north-west).

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Arrange the inspection before settling the final bill
  • Note the end of any warranty or defects period
  • Put any issues to your roofer in writing
  • File all paperwork for the new roof

After the snags are sorted, watch the roof in the next heavy rain. If anything shows, tell your roofer straight away.

Put the warranty or defects period end date in your diary. Book a check well before it so snags can be raised.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

When you need someone else

A survey is a close look at the new roof, but it cannot do everything. The main limits are:

  • Nails and clips under the slates or tiles
  • Areas out of view from each safe vantage point
  • Estimates of what fixes will cost

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Ridges and verges
  • Replacement roofs
  • New flat roofs
  • Loft conversions and dormers
  • New-build homes
  • Flashings and valleys

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most homes, depending on how much new work there is to check. Parking around Sway is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Note where any stains or damp appear
  • Tell us where we can park nearby

How to book

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

FAQs for Sway

Is my home in Sway listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Sway within the area you cover?

Yes, Sway is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Is snagging available for a new-build house roof?

Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photographs for you to pass to your builder.

How much time does a snagging visit need?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

What does a new roof inspection include?

All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. The loft space is looked at where there’s safe access and check for damage left by the job.
