Pre-purchase roof survey in Ossemsley

Buyers in Ossemsley and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or drop us an email. If you are worried about slipped or missing slates and tiles and standing water on a flat extension roof, a survey will tell you what’s going on, whatever the roof.

For a small place like Ossemsley, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

What a pre-purchase roof survey looks like in Ossemsley

The coast is about 3 miles or less from Ossemsley, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For landlords with property near New Milton station, a roof report gives you a clear picture before you buy or settle up with a roofer. Avon Tyrrell House, about 3.4 miles north-west, is one of the historic houses in the wider area around Ossemsley. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. Take an older house close to St John: the roof may have had decades of patch repairs, and the survey shows where they are.

Ossemsley is about 2 miles north of New Milton, in Hampshire. Surveys in Ossemsley work the same way as everywhere we cover: a close look at what can safely be seen, photographs and a clear written report. Our area takes in places right across Hampshire. You can also see our page for Southampton.

Surveys in BH25 are booked the same way as anywhere else. We cover properties on Green Lane and Ossemsley South Drive and the roads around them. We also cover the places around Ossemsley: Bashley (1 mile south-east), Wootton (1 mile north), Tiptoe (2 miles east), Mead End (2 miles east) and Ashley (2 miles south-east). Larger places within reach include Totton (12 miles north-east), Lymington (5 miles east), Hythe (13 miles north-east), Ringwood (7 miles north-west), Barton on Sea (3 miles south) and Dibden Purlieu (12 miles north-east).

Local landmarks in Ossemsley

We work in homes and buildings around The Arnewood School and The Rising Sun pub and the streets around them. For rail, the closest station is New Milton station, roughly 1.7 miles south of the centre. Nearby you will also find Highcliffe Castle (3.5 miles south-west) and Sammy Miller Motorcycle Museum (1 mile south). For a walk, there’s Milford on Sea LNR.

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

FAQs for Ossemsley

Will you come out to Ossemsley?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is the coastal weather around Ossemsley hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How long does the survey visit take?

On site, it usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can I use the report to negotiate on price?

Yes. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

Will you climb onto the roof?

Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where it applies.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

What affects the price in Ossemsley

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Height and safe access
  • The use of thermal imaging or a drone
  • House, block, shop or office
  • The shape of the roof and its details

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for your survey before booking.

Booking your survey

A little information up front helps. Please include:

  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • The reason for the survey, like buying, a leak or storm damage
  • What kind of property and roof it is

To arrange a survey, phone 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We will confirm the price before booking.

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. In a hamlet or village like Ossemsley, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Note where any stains or damp appear
  • If it isn’t your property yet, arrange access through the agent

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Faults hidden behind ceilings, boards or coverings
  • A structural engineer’s report
  • The condition of the rest of the house (that’s a RICS home survey)

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • The roof space
  • Gutters and downpipes

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Watch for stains or fresh paint on ceilings below the roof
  • Check we will be able to get into the roof space
  • Mention any deadline when you contact us
  • For a flat, check who is responsible for the roof

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller, and we can’t promise any result.

After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

What happens if roof problems are left?

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. Around Ossemsley, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
