Landlord and commercial surveys in Keyhaven

Letting agents and landlords in Keyhaven book surveys as well as homeowners. The report gives you a dated record of the roof, with photos.

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.

How a pre-purchase roof survey works in Keyhaven

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. The findings come in a written report with photos. We survey lead flashings and valleys, natural slate and gutters and downpipes, and common reasons people get in touch are quick fixes on flashings and valleys and worn or lifted lead flashings.

For a small place like Keyhaven, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What a pre-purchase roof survey does not cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Faults hidden behind ceilings, boards or coverings
  • A valuation or a promise of a lower price
  • Walls, floors, services and rooms below the roof

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

What this survey covers

  • Gutters and downpipes
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Flat-roofed extensions and dormers
  • Natural slate
  • Lead flashings and valleys

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Watch for stains or fresh paint on ceilings below the roof
  • Ask when the roof was last worked on
  • Ask for loft access on the day
  • Tell us your exchange date when you book

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.

After you move in, have leaves and moss cleared from gutters and valleys, particularly after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Roof by roof

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we will suggest who to ask.

Leave it or get it looked at?

Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today. Older and listed buildings around Keyhaven may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Why book with us

  • More than 5,000 surveys completed
  • Surveys seven days a week
  • Drone flown under a CAA Flyer ID and Operator ID
  • Thermal imaging and drone inspection where they help

Keyhaven: your questions answered

Do roofs near the sea, like those around Keyhaven, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you come out to Keyhaven?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will the roof report help me negotiate with the seller?

Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two at a typical house, with time for the loft where it can be reached. Older roofs in small places like Keyhaven can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before we arrive

  • Mention any parking restrictions on your street
  • Check we can get to the back of the property
  • Keep pets inside or away from the areas we are looking at

Pre-purchase roof surveys around Keyhaven

Keyhaven lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
