Questions from Lymore

Can a landlord with a rental near Lymington Town station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you cover smaller places like Lymore?

Yes, Lymore is on our map. A small place gets exactly the same survey as a big one.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How much is a survey?

Landlord roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Can you survey in bad weather?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

What’s the best way to book?

Simply phone 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Landlord roof survey in Lymore: what you get

Who pays for roof work on a block depends on the lease. We can’t advise on what your lease says but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. We survey shared roofs, flat roofs on blocks and rented houses, and common reasons people get in touch are cracked or lifting flashings and leaking joints at party walls.

In a small place like Lymore, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Flat roofs are common over blocks, extensions and garages. Ponding, splits and blistering are recorded as far as safe access allows.

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather and get close attention.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Deal with urgent items first
  • Do not store items over the loft hatch
  • Have gutters and outlets cleared every year
  • File each roof report for future reference

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.

Keep gutters and outlets clear and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. You’re welcome to ask questions while we are there. Rural addresses near Lymore can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the loft space is arranged with you ahead of time.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it is shared

How to book

You can call us seven days a week. For a price or to book, phone 07833 053749 or send us an email.

Local roofs in Lymore

Lymore is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building like Milford-on-Sea Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Lymington Town station may find that a dated record of the roof is useful when planning maintenance across a let.

Lymore is about 2 miles south-west of Lymington, in Hampshire. We visit Lymore as part of our work across Hampshire. We cover towns and villages across Hampshire. For surveys nearby, see our Southampton page.

What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Confirming asbestos in older roof materials
  • Structural calculations or an engineer’s report
  • Roof areas we weren’t given access to

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

  • Rented houses
  • Blocks of flats
  • Shared roofs

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How we price landlord roof surveys

We confirm the price for the job before you book. These are the things that affect it:

  • The shape of the roof and its details
  • The roof’s overall size
  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Getting in touch

To price your survey accurately, we’ll ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • Your postcode, so we can check access and travel
  • Your timetable, such as an exchange date
  • The type of building and roof, such as pitched or flat

We confirm the exact price before booking, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or email us.
