Landlord roof survey in Warsash: what you get
Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t give repair costs but contractors can price from it. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. We’re often asked to look into choked outlets and gutters and leaking joints at party walls, across gutters and downpipes, flat roofs on blocks and blocks of flats.
In a smaller place like Warsash, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Warsash: your questions answered
Will you come out to Warsash?
Yes. Warsash is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
I let a flat near Swanwick station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.
How long will you be at the property?
It normally takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. You’ll then get the report by email.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.
Will you inspect a roof that several owners share?
Yes. We inspect the parts we’re given access to, as far as they can safely be seen. Areas we couldn’t see are noted in the report.
Will you check the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
What we look for on each type of roof
Roof spaces and lofts
The loft space shows a lot about a roof’s condition. We go into the loft where it’s safe looking for water marks and gaps.
Shared chimney stacks
Shared stacks need everyone involved to agree work, so a clear record helps.
When to book a survey in Warsash
On a shared roof, it’s not always clear who should act. Each party may assume someone else is dealing with it and work gets delayed. A condition report gives everyone the same starting point.
We’re often asked to look at:
- Gaps where tiles or slates have slipped
- Parapets and upstands in poor repair
- Leaks into upper flats
- Failed flashings at walls and chimneys
The streets around a church such as Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a landlord roof survey doesn’t cover
It is useful to know what a survey will not do before you book:
- Legal advice on leases or service charges
- Confirming asbestos in older roof materials
- A full building survey of every part of the property
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before you book. What our survey covers.

What affects the price in Warsash
Prices always include VAT. The things that change the price are:
- The size of the roof
- The use of thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
- Chimneys, valleys, parapets and other details
Landlord roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.
What to tell us when you get in touch
What helps most when you contact us:
- Access details, such as a loft hatch or a shared roof
- Your postcode, so we can check access and travel
- Why you want a survey: buying, a leak, a storm or new work
- Any photos you have, taken from ground level or a window
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or send us an email.
How the survey works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. In a smaller place like Warsash, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We agree which roofs and which parts of the building are included.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Leave a clear route to the loft
- Dig out any old roof reports or invoices
Getting a price
Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or use the contact form.

Landlord roof surveys in Warsash: local notes
Warsash lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you let a flat or house near Swanwick station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces such as Hamble Common can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
Warsash is about 4 miles west of Fareham, in Hampshire. Bookings from Warsash are handled just like any other: a call or an email, a price, then a date. Warsash is one of the places in Hampshire we cover for landlord roof surveys. You can also see our page for Southampton.

Tips that help
From years of surveys, a few habits stand out:
- Have gutters and outlets cleared every year
- Ask residents to report damp straight away
- Hold on to old reports to compare later
- Keep the loft hatch clear and reachable
How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.
Deal with the high-priority defects quickly, and plan the rest. Small roof defects tend to grow.
