Electronic leak detection near Lower Pennington

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. For a village or hamlet like Lower Pennington, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start by finding out what the roof is made of and where it leaks.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we’re looking at
  • Find any records of previous roof work

How electronic leak detection works in Lower Pennington

Some flat roofs cannot be tested electronically. Some membranes conduct electricity themselves and some roofs don’t have a suitable layer beneath the membrane. If your roof isn’t suitable, we’ll tell you before any testing. Any details you have about the membrane and build-up help us decide, such as drawings or specifications. It saves a wasted visit. If you’ve noticed damp inside with no sign on the roof and holes around roof penetrations, a survey will tell you what’s going on, on single-ply roofs, flat roof membranes and commercial flat roofs alike.

Older buildings in small places like Lower Pennington may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

Common questions in Lower Pennington

Do you cover smaller places like Lower Pennington?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you look at the flat roof of a hotel or office near Lower Pennington?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Do I need to be at home?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

What affects the cost of electronic leak detection

Not every roof costs the same to survey, for these reasons:

  • The use of thermal imaging or a drone
  • House, block, shop or office
  • The size of the roof
  • The shape of the roof and its details

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your survey before booking.

Getting in touch

There is no need for technical words. Just tell us:

  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside

We confirm the price for your survey before you book, so you know the cost up front. We quote electronic leak detection for each roof, as the method and time depend on the roof. For a price for your roof, phone 07833 053749 or use the contact form.

Electronic leak detection in Lower Pennington: local notes

The coast is about 1 mile or less from Lower Pennington, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. There are several hotels within about a mile and a half of Lower Pennington. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Take an older house close to Church of All Saints: the flat roofs on later extensions tend to wear out long before the main roof. For hotels and guest houses around Lower Pennington, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. Take a building like Priestlands School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Leave it or get it looked at?

Patching where you think the leak is often misses it. Testing shows where the membrane is actually breached. Older and listed buildings around Lower Pennington may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Build-ups without a suitable layer below
  • Moisture spread under the membrane
  • Carrying out the repair work

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

Roof types and parts we check

  • Flat roof membranes
  • Liquid-applied waterproofing
  • Green roofs
  • Single-ply roofs
  • Commercial flat roofs
  • Roof terraces and balconies

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
