Electronic leak detection in Everton: what you get

ELD finds breaches in the membrane but not every way water gets in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. We’ll tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. You will also know what to check next. We’re often asked to look into stains far from any visible defect and repairs that haven’t stopped the leak, on liquid-applied waterproofing, green roofs and single-ply roofs.

Some older homes in villages like Everton are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Test new membranes before covering them
  • Do not let outlets block
  • Act on new leaks promptly
  • Have roof specifications to hand

You receive a report showing where each breach was found, with photos. Pass it to your roofer to repair the breach points.

Check contractors protect the waterproofing when they work up there. Check the roof after they’ve finished.

Roof by roof

Inverted and paved roofs

If the build-up rules out ELD, we will say so.

Liquid-applied waterproofing

What lies under a liquid coating decides if ELD will work.

What we are asked to look at in Everton

Work on the roof can damage a membrane. Fixings, equipment and foot traffic can leave small holes.

Most people get in touch when they’ve noticed one of these:

  • Patched roofs that still leak
  • Holes around roof penetrations
  • Leaking laps in the waterproofing
  • Leaks through a covered membrane

If you look after a building like Milford-on-Sea Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Before booking anyone

  • Are they insured for the work?
  • Whether the price includes VAT
  • How soon the report will arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Common questions in Everton

Is Everton within the area you cover?

Yes, Everton is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

How do I find out if my home in Everton is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is my roof suitable for ELD?

Not every roof is suitable. Certain membranes are conductive, and some build-ups lack a suitable layer below. If your roof will not work, we will say so before testing.

Is the repair part of the test?

No, the test finds the breaches and your roofer repairs them. Your roofer uses the report to target the repair.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What’s the price of ELD?

We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. To get a quote, call 07833 053749 or use the contact form.

When you need someone else

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Roofs whose membrane or build-up is not suitable
  • Sections we can’t safely access
  • The extent of water in the insulation

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we look at

  • Green roofs
  • Roof terraces and balconies
  • Commercial flat roofs
  • Single-ply roofs
  • Flat roof membranes
  • Liquid-applied waterproofing

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect as long as needed for the membrane area and the build-up, and we’ll give you a guide when quoting. In a small place like Everton, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. A report with photographs shows where each breach is.

Before the survey

  • Let us know where we can park nearby
  • If it isn’t your property yet, arrange access through the agent
  • Note where any stains or damp appear

Getting a price

What electronic leak detection looks like in Everton

Everton is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you let a flat or house near Lymington Town station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. The streets around a church such as St Mary's Church are often among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Everton is about 2 miles south-west of Lymington, in Hampshire. Houses, flats, blocks and commercial buildings in Everton can all book electronic leak detection, with a written report and photographs every time. Our area takes in places right across Hampshire, large and small. Southampton is in our area too.
