Chimney surveys for Lower Pennington homes and businesses

Lower Pennington homes and their roofs

Lower Pennington lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a building like Priestlands School, large buildings have long gutter runs and big roofs that need checking like any other. If your house is among the older ones in the streets near Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Lymington Pier station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Lower Pennington is about 1 mile south of Lymington, in Hampshire. Whether the building in Lower Pennington is a house, a flat or a commercial unit, the roof can be surveyed. Lower Pennington is one of the places in Hampshire where we work for chimney surveys. There is also a page for Southampton.

About our chimney survey in Lower Pennington

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed mortar washing out of the joints and lifted or split lead flashings, we can find out what’s behind it, on chimney breasts, flaunching and shared and party-wall stacks alike.

In a village or hamlet like Lower Pennington, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How the survey works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. Somewhere like Lower Pennington needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Advice

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Why act early in Lower Pennington

A small amount of repointing or new flaunching is typically a modest job. Leave it, and frost can work the stack loose and the job gets bigger. Around Lower Pennington, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Lower Pennington: your questions answered

Can a landlord with a rental near Lymington Pier station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Is my home in Lower Pennington listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What happens after the survey?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

My chimney looks like it is leaning. What should I do?

It’s worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

Do you inspect shared chimneys?

Yes. We inspect what can be seen safely and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

Is Lower Pennington in your area?

Yes, we do. We carry out chimney surveys in Lower Pennington.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

When you need someone else

In fairness, a roof survey has limits:

  • Whether a gas appliance or its flue is safe
  • Whether a stack needs rebuilding on structural grounds
  • Areas we can’t view from safe positions

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before booking. The full list of what we check.
