Chimney surveys for homes and businesses in Keyhaven

Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. Common reasons to book are staining on walls around the chimney and lifted or split lead flashings, across chimney pots and cowls, flaunching and shared and party-wall stacks.

Somewhere as small as Keyhaven, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Why act early in Keyhaven

Most people never get a proper look at their chimney stacks. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. Around Keyhaven, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Why book with us

  • Independent findings on the roof’s condition
  • Drones and thermal imaging where it applies
  • Prices that include VAT
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours at a house, as part of a look at the roof around the stack. Around Keyhaven, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a photo-illustrated written report and our recommendations.

Before we arrive

Advice

Roofs, chimneys and gutters in Keyhaven

Keyhaven lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as Church of All Saints are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Milford-on-Sea Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Lymington Town station, a dated record of the roof is useful when planning maintenance across a let.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations for a leaning stack
  • Gas safety checks, which need a Gas Safe registered engineer
  • What’s inside the brickwork or behind render, without opening up

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey before booking. The full list of what we check.

What we check

  • Lead flashings
  • Brick chimney stacks
  • Chimney breasts
  • Flaunching
  • Shared and party-wall stacks
  • Chimney pots and cowls

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

What we look for on each type of roof

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

FAQs for Keyhaven

Do you survey roofs for landlords with property near Lymington Town station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Will you come out to Keyhaven?

Yes, Keyhaven is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

What do I do with the report?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
