Independent drone roof surveys in Keyhaven

About our drone roof survey in Keyhaven

Drone roof survey starts from £400, including VAT. The Premium Survey includes a drone inspection where applicable, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. If a drone will not help on your roof, we will say so. You get a written report with the close-up photos from the flight. Common reasons to book are outlets choked with leaves and silt and flat roofs on upper floors that hold water, across chimney stacks, flat roofs on upper floors and valleys and parapet gutters.

In a small place like Keyhaven, open ground can mean strong wind. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Somewhere like Keyhaven needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. The report sets out what we found, with photos and recommendations.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Point out any leaks or damp patches
  • Make sure pets are kept safely away

Advice

Landlords, agents and block managers in Keyhaven

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.

Roof by roof

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. A drone keeps everyone off them.

Ridges and hips

Wind lifts loose ridge and hip tiles. Spotting them early stops them falling.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details
  • The use of thermal imaging or a drone
  • The roof’s overall size

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Getting in touch

What helps most when you contact us:

  • The reason for the survey, like buying, a leak or storm damage
  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof

A quick phone call is typically the easiest start: call 07833 053749 or send us an email. You’ll have a price before anything is arranged.

What we’re asked to look at in Keyhaven

Large roofs take a long time to see on foot. The drone covers the surface area by area. You see the whole roof, not just the parts near an access point.

Signs worth acting on include:

  • Blistered or cracked flat roof coverings
  • Plant growth and moss on the roof
  • Wind damage high on the roof
  • Ridge pieces that have lifted

Take an older house close to Church of All Saints: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Questions to ask before you book

  • What experience they bring
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How soon the report will arrive
  • What the survey will not cover

What a good roof survey covers

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Flights in a restricted zone without permission
  • Roofs and gardens beyond the one we are surveying
  • Flights in high wind or heavy rain

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before you book. What our survey covers.

What this survey covers

  • Tall and steep roofs
  • Large and complex roofs
  • Flat roofs on upper floors
  • Chimney stacks
  • Fragile roofs
  • Valleys and parapet gutters

Keyhaven questions

Is Keyhaven within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Keyhaven is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Will the drone show what’s under the tiles?

No. A drone shows the outside surfaces of the roof in close detail, but not the loft or the underside. Where there’s safe access, we check the loft space from inside.

Will I get photos?

Yes. Photos are part of every report.

How much is a survey?

Prices start from £400, including VAT. The final figure depends on the roof and the package you choose.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Drone roof surveys in Keyhaven: local notes

Keyhaven is within about 1 mile of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

For site and facilities teams at buildings like Milford-on-Sea Church of England Primary School, big roofs are where aerial photos and thermal images show the most at once.

Keyhaven is about 3 miles south of Lymington, in Hampshire. In Keyhaven, as across Hampshire, every roof gets the same careful survey. Our Hampshire coverage includes Keyhaven. There is also a page for Southampton.
