How a pre-purchase roof survey works in Walhampton

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, while you are not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We are frequently asked to look into cracked flaunching or crumbling chimney pointing and gutters that overflow or drip at the joints, across flat-roofed extensions and dormers, chimney stacks and lead flashings and valleys.

In a village or hamlet like Walhampton, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What we’re asked to look at in Walhampton

Asbestos was banned in UK construction in 1999. It’s frequently found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

These are some of the problems a survey can pick up:

  • Gutters that overflow or drip at the joints
  • Quick fixes on flashings and valleys
  • Loose pots and cracked flaunching
  • Damp timbers or stains in the loft

If you let a flat or house near Lymington Town station, a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • Whether the loft is part of the inspection
  • Their report turnaround times
  • Is there a chance to talk the report through?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Your questions about pre-purchase roof surveys in Walhampton

How do I find out if my home in Walhampton is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Walhampton?

Yes, Walhampton is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Do you need to go inside the property?

Where we can, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

What a survey costs

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Access details, like a loft hatch or a shared roof
  • What made you get in touch
  • Any deadline, such as an exchange date
  • Where the property is, with the postcode

Not sure which survey you need? It is easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Why act early in Walhampton

It’s tempting to skip the roof to keep a sale moving. We visit on any day of the week, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. For an older or listed building in a place like Walhampton, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the exact price before you book.

What a pre-purchase roof survey doesn’t cover

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • Faults hidden behind ceilings, boards or coverings
  • Walls, floors, services and rooms below the roof

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • Natural slate
  • The roof space
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Clay and concrete tiles

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Rural addresses near Walhampton can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Dig out any old roof reports or invoices
  • Let us know about parking near the property

What a pre-purchase roof survey looks like in Walhampton

The coast is about 1 mile or less from Walhampton, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.

If your home is one of the older ones in the streets near United Reform Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
