Pre-purchase roof surveys for Portmore homes and businesses

Pre-purchase roof survey in Portmore

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it’s safe to get in. The findings come in a written report with photos. If you are worried about slipped or missing slates and tiles and a ridge or slope that dips, a survey will tell you what’s going on.

For a small place like Portmore, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Different roofs, different checks

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • The roof’s overall size
  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • Height and safe access

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

What we need to know

Here’s what helps us most when you contact us:

  • The type of building and roof, like pitched or flat
  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • Access details, like a loft hatch or a shared roof

When you are ready to go ahead, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Common questions in Portmore

Is the coastal weather around Portmore hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows, and Portmore is within about 1 mile of the coast.

Will you come out to Portmore?

Yes. Portmore is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Will you need to get into the loft?

Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

How long will you be at the property?

The visit usually takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. We’ll give you an idea of timing as you book.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.

Will the roof report help me negotiate with the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Buying a home or a new roof in Portmore

Portmore is within about 1 mile of the coast, and wind near the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Beaulieu Palace House, about 4.5 miles north-east, is one of the historic houses in the wider area around Portmore. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. Landlords with a home close to Lymington Town station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Portmore is about 2 miles north-east of Lymington, in Hampshire. We survey roofs in Portmore as part of our work across London and the South East. Portmore is one of the places in Hampshire we cover. Southampton is in our area too.

How it works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere like Portmore needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Advice

When to book a survey in Portmore

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.

People usually book a survey when they’ve noticed one of these:

  • Bitumen or mortar used in place of proper repairs
  • Chimney mortar that has eroded
  • Damp timbers or stains in the loft
  • Blistered or split felt on a flat roof

The streets around a church like Saint Nicholas Chapel are often among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before booking any roof surveyor

  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their track record with similar roofs

What a roof survey includes

What we cannot see

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Faults hidden behind ceilings, boards or coverings
  • Whether timbers meet design loads
  • Whether the price should change, which is between you and the seller

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.
