Pre-purchase roof survey in Pilley Bailey
Buyers in Pilley Bailey and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, ring 07833 053749 or use the contact form. If you’ve noticed bitumen or mortar used in place of proper repairs and loose pots and cracked flaunching, we can find out what’s behind it.
In a village or hamlet like Pilley Bailey, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Rented homes, blocks and businesses
Letting agents can arrange access with tenants. We survey seven days a week, which helps when tenants work during the week.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Pilley Bailey homes and their roofs
Pilley Bailey lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
Landlords with a home close to Lymington Town station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. If you live in an older home near Saint Nicholas Chapel, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Signs you need a pre-purchase roof survey in Pilley Bailey
Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. They’re part of what we check.
These are some of the problems a survey can pick up:
- Old water stains in the loft space
- Gutters that overflow or drip at the joints
- Bitumen or mortar used in place of proper repairs
- Sagging ridge lines or uneven roof slopes
With Beaulieu Palace House about 4 miles north-east, the area around Pilley Bailey has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

FAQs for Pilley Bailey
Is the coastal weather around Pilley Bailey hard on roofs?
It can do. Pilley Bailey is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is my home in Pilley Bailey listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is Pilley Bailey in your area?
Yes, we do. Pilley Bailey is part of the area we cover.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.
Do you inspect the roof from on top?
When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
What a pre-purchase roof survey doesn’t cover
It helps to know what a survey won’t do before you book:
- Walls, floors, services and rooms below the roof
- Asbestos testing of any kind
- Whether the price should change, which is between you and the seller
If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and doesn’t.
What we check
- Chimney stacks
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- Natural slate
- Clay and concrete tiles
- The roof space
- Gutters and downpipes
How we price pre-purchase roof surveys
Prices vary from roof to roof, for these reasons:
- Building height and the viewpoints available
- If the survey needs thermal imaging or a drone
- The roof’s overall size
- The number of roofs, including extensions and garages
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.
Helping us price your survey
What helps most when you contact us:
- Your postcode, so we can check access and travel
- Pictures from the garden or a window, if you have them
- What’s prompted the survey
- Where any leaks, stains or damp patches show inside
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.
Why act early in Pilley Bailey
A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. A roof survey is carried out for the buyer. Outbuildings and barns around Pilley Bailey are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
What you get with us
- 98% customer satisfaction
- Clear package prices, including VAT
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- Drone and thermal imaging surveys available

The survey, step by step
Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey normally takes an hour or two on an ordinary house, and longer for a large or complex roof. For a village or hamlet like Pilley Bailey, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Move anything stored under the loft hatch
- For flats, make sure roof access has been agreed
- If you’re buying, check with the agent that we can get in
