About our flat roof survey in Canada

We inspect a flat roof from wherever it can safely be seen: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey mastic asphalt, felt flat roofs and EPDM rubber, and common reasons people get in touch are splits, cracks and crazing and edge trims that have lifted or split.

In a small place like Canada, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Leave it or get it looked at?

Before replacing a flat roof, it helps to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. In a place like Canada, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Why us?

The survey, step by step

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, emailed to you. As for time on site, it normally takes about one to two hours at a typical home, and more on a big or complicated roof. Older roofs in small places like Canada can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Leave a clear route to the loft
  • If you are buying, let the agent know when we are coming
  • Check we can get to the back of the property

Signs you need a flat roof survey in Canada

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

People usually book a survey after spotting one of these:

  • Outlets choked with leaves and silt
  • Damaged trims at the roof edge
  • Splits and cracks in the covering
  • Signs of deflection in the roof deck

If you own a rental within reach of Romsey station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Questions to ask before you book

  • Their drone registration, if they fly one
  • Is there a chance to talk the report through?
  • Whether you get a written report with photos
  • Whether they hold professional indemnity and public liability insurance

What to expect from a roof survey

Roof by roof

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Flat roof surveys in Canada: local notes

Historic houses like Landford Manor, about 2 miles north-west, show how far back building in the area around Canada goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For site and facilities teams at buildings such as Wellow School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Canada is about 5 miles north-west of Totton, in Hampshire. In Canada, as across Hampshire, every roof gets the same careful survey. Canada is one of the towns and villages in Hampshire where we work. You can also see our page for Southampton.

All of SO51 is within our area for flat roof surveys, from the main roads to the quietest streets. If you’re just outside Canada, we cover West Wellow (1 mile north), Blackhill (1 mile east), East Wellow (1 mile east), Newbridge (2 miles south) and Plaitford Green (2 miles north). Further out, we also cover Winchester (14 miles north-east), Eastleigh (11 miles east), Totton (5 miles south-east), Chandler's Ford (9 miles east), Hedge End (13 miles east) and Lymington (14 miles south).

Your questions about flat roof surveys in Canada

Is my home in Canada listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Canada?

Yes, Canada is one of the places we work. The survey and report are the same in Canada as anywhere else.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we will identify it on the day.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Ask contractors to protect the roof if they work on it
  • Check that new brackets or units haven’t damaged the covering
  • Check from a window for ponding after heavy rain
  • Keep clear of rooflights and fragile roof sheets

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.
