Flat roof surveys in Blackhill: local notes

Historic houses such as Landford Manor, about 2.7 miles north-west, show how far back building in the area around Blackhill goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own a rental within reach of Romsey station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Flat roof survey in Blackhill

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We survey EPDM rubber, GRP fibreglass and mastic asphalt, and common reasons people get in touch are a sagging deck under the covering and blistering in felt or asphalt.

Older buildings in small places like Blackhill may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Where we can’t see part of the flat roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Landlord and commercial surveys in Blackhill

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form.

How the survey works

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. Around Blackhill, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Show us where any leaks or stains appear
  • Leave side gates unlocked

Advice

How the survey changes by roof type

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

Common roof problems in Blackhill

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Common reasons to book include:

  • Failed upstands where the roof meets a wall
  • Splits and cracks in the covering
  • Outlets that hold water back
  • Pools of water lying on the roof

Anyone responsible for a site like Wellow School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Questions to ask before you book

  • Which parts of the roof they’ll actually see
  • Whether VAT is in the quoted price
  • Whether you get a written report with photos
  • What insurance they carry

What a roof survey includes

Questions from Blackhill

Do you carry out roof surveys in Blackhill?

Yes. We work right across London and the South East, and Blackhill is part of that. You can ring 07833 053749 or email us with the address and some details.

Is my home in Blackhill listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does the survey cover asbestos?

We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

How long does the survey take?

It usually takes between one and two hours for most houses, and about three to four hours for a commercial roof. The written report follows by email.

Should I worry about standing water on my flat roof?

Standing water on a flat roof deserves a closer look. It frequently means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How many years has my flat roof got left?

There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Testing older roof sheets for asbestos
  • A structural engineer’s assessment of the deck
  • A promise that the roof won’t leak in future

If in doubt, ring 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
