Pre-purchase roof surveys in Blackhill: local notes
Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 2.7 miles north-west lies Landford Manor, a reminder of how long the area around Blackhill has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
If you own a rental within reach of Romsey station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Blackhill is about 4 miles north-west of Totton, in Hampshire. Roofs in Blackhill get the same thorough look as anywhere else in Hampshire. Blackhill is one of the places in Hampshire where we work for pre-purchase roof surveys. For surveys nearby, see our Southampton page.

Pre-purchase roof survey in Blackhill: what you get
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We survey clay and concrete tiles, lead flashings and valleys and flat-roofed extensions and dormers, and people most often book us about standing water on a flat extension roof and a ridge or slope that dips.
Being in a small place like Blackhill makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Questions from Blackhill
Is my home in Blackhill listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Blackhill?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
Can you survey in bad weather?
A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.
Do you inspect the roof from on top?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.
Can I take the findings back to the seller?
Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It complements one rather than replacing it.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Tips that help
Over many surveys, some simple habits stand out:
- Pass the findings to your conveyancer
- Book once your offer is accepted
- Ask the seller about past roof repairs
- Ask for loft access on the day
If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.
Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Whether timbers meet design loads
- Confirmation of asbestos in cement sheets or soffits
- Defects hidden under coverings or inside walls without opening up

Roof by roof
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. We look at outlets too, since a blocked one leaves water sitting on the roof.
Gutters and parapets
A butterfly roof drains to a central valley gutter, typically to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.
How the survey works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Blackhill can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a report with photos and recommendations before you exchange.
Before we arrive
- Keep pets inside or away from the areas we are looking at
- Tell us where we can park nearby
- Have any paperwork from past roof work to hand
