  • Leaks far from where the stain appears
  • Cold areas below the roof

Thermal roof surveys for Blackhill homes and businesses

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Thermal roof survey in Blackhill

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That’s why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. Where something cannot be confirmed, we say what would help next. Common reasons to book are damp around chimneys and parapets and leaks far from where the stain appears, across flat roofs, ceilings below the roof and pitched roof slopes.

In a small place like Blackhill, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

Why it is worth a survey now in Blackhill

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. In a small place like Blackhill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Why book with us

  • Drone flown under a CAA Flyer ID and Operator ID
  • An independent view of the roof

Blackhill: your questions answered

Is my home in Blackhill listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Blackhill in the area you cover?

Yes. Our area covers London and South East England, and Blackhill is part of that. You can call 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

Can a thermal survey trace a roof leak?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings, as the camera alone can’t prove a leak.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Can you check my loft insulation with a thermal camera?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it’s warm inside and cold outside. Where we can reach the loft safely, we check there too.

What we do, step by step

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around Blackhill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors
  • Move anything stored under the loft hatch

Advice

What a thermal roof survey looks like in Blackhill

Historic houses such as Landford Manor, about 2.7 miles north-west, show how far back building in the area around Blackhill goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Anyone responsible for a site like Wellow School will know that thermal images can show where wet insulation sits under a big flat roof.

Blackhill is about 4 miles north-west of Totton, in Hampshire. In Blackhill, as across Hampshire, every roof gets the same careful survey. Blackhill is one of the places in Hampshire where we work for thermal roof surveys. There is also a page for Southampton.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.

What we can’t see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Reliable images in rain, strong wind or on a wet roof surface
  • A formal energy assessment
  • What’s inside walls or under coverings, without opening up

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.

What this survey covers

  • Commercial roofs

What affects the cost of thermal roof surveys

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets

Thermal roof survey starts from £400, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Helping us price your survey

Before you get in touch, it helps to have:

  • The type of building and roof, such as pitched or flat
  • Where water is showing inside, if it is
  • Dates you are working to, like exchange
  • Any photos you have, taken from ground level or a window

You can call us seven days a week. For a price or to book, phone 07833 053749 or send us an email.
