Thermal roof surveys for Wigley homes and businesses

How we price thermal roof surveys

Prices vary from roof to roof, and it comes down to:

  • The use of thermal imaging or a drone
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

You do not need to know any roofing terms. It is enough to tell us:

  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • Any marks or damp showing indoors

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

How a thermal roof survey works in Wigley

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. We survey insulated roof spaces, pitched roof slopes and loft conversions, and common reasons people get in touch are patches of heat loss across the roof and stains that keep coming back.

In a village or hamlet like Wigley, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Wigley: your questions answered

Will you come out to Wigley?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Wigley is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What happens next?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What’s the best way to book?

It’s easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof. Surveys run on weekdays and at weekends.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Does thermal imaging detect leaks directly?

The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where it applies. The survey typically takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Wigley, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Note where any stains or damp appear
  • Move anything stored under the loft hatch

Airspace, weather and Wigley roofs

Wigley is within about 4 miles of the coast, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For any home in Wigley, it’s the small, early fault that is cheapest to put right. With Landford Manor about 4.4 miles north-west, the area around Wigley has a long history. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera does not touch the roof itself.

Wigley is about 3 miles north-west of Totton, in Hampshire. In Wigley, as across Hampshire, every roof gets the same careful survey. We cover towns and villages across Hampshire. You can also see our page for Southampton.

Thermal roof surveys in SO51 are booked the same way as anywhere else. If you’re just outside Wigley, we cover Ower (1 mile south), Hillstreet (1 mile south-east), East Wellow (2 miles north-west), Blackhill (2 miles north-west) and Copythorne (2 miles south-west). We also work in nearby towns such as Winchester (12 miles north-east), Eastleigh (8 miles east), Totton (3 miles south-east), Chandler's Ford (7 miles east), Hedge End (11 miles east) and Lymington (13 miles south).

What’s near Wigley

The closest station to Wigley is Totton station, roughly 3.4 miles south-east. Well-known places in the area include Tatchbury Mount Hospital (1.5 miles south) and Eling Experience (3.1 miles south-east). Open spaces near Wigley include Copythorne Common.

What happens if roof problems are left?

A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. In a small place like Wigley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Use the report as a baseline for later checks
  • Keep a record of when stains appear
  • Check from the ground or a window, never by climbing
  • Check the loft can be reached safely

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.

Surveys for landlords and agents in Wigley

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it when you book and we will plan the visit with that in mind.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
