Flat Roof Survey in Wigley
We carry out flat roof surveys in Wigley and the rest of Hampshire. Surveys run on weekdays, Saturdays and Sundays.
- Damaged trims at the roof edge
- Leaks around rooflights
- A sagging deck under the covering
Honest limits
A survey is a close look at the flat roof, but it cannot do everything. The main limits are:
- What’s under the membrane without opening it up
- An exact number of years the roof has left
- Parts of the roof that are not safe to walk on or view
If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.
What this survey covers

Flat roof surveys for homes and businesses in Wigley
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. We’re often asked to look into signs of deflection in the roof deck and edge trims that have lifted or split, on mastic asphalt, GRP fibreglass and upstands and outlets.
Older buildings in small places like Wigley may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- Any need for thermal images or a drone flight
- Commercial roofs and larger buildings
- The size of the roof
- Extensions, dormers and garages with roofs of their own
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
Here’s what helps us most when you contact us:
- Whether there’s a loft hatch, a shared roof or tricky access
- Any photos you have, taken from the ground or a window
- Any deadline, like an exchange date
- The kind of building and roof involved

Why it is worth a survey now in Wigley
Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. Where a roof is exposed, as many are in small places like Wigley, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

The survey, step by step
Once we have finished looking, we write up our findings in a report with photographs. As for time on site, it typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Wigley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Let us know about parking near the property
- If the roof is shared, arrange access with whoever manages the building
- Move anything stored under the loft hatch

Advice
Wigley: your questions answered
Is Wigley within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Wigley listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How many years has my flat roof got left?
We do not put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but your report describes the actual condition.
Can you survey any kind of flat roof?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.
How much is a survey?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.
What happens next?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
Do you take photos of the roof?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
Different roofs, different checks
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Flat roofs in Wigley
Wigley is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
Landford Manor lies about 4.4 miles north-west, so building around Wigley goes back a long way. If your home is older, its flat-roofed extension or dormer may be on its second or third covering. If you own a rental within reach of Totton station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Wigley is about 3 miles north-west of Totton, in Hampshire. We visit Wigley as part of our work across Hampshire. Our area takes in places right across Hampshire, from the larger towns to small villages. We also survey roofs in Southampton.

Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Note the date and type of any roof work
- Check ceilings under the roof for damp patches
- Ask contractors to protect the roof if they work on it
- Treat rooflights and old sheeting as fragile
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.
