Flat roof surveys in Winsor

Flat roof survey in Winsor

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so please call 07833 053749 or drop us an email with the address and an idea of the roof’s size. If you’ve noticed dips that suggest the deck is deflecting and failed seals around rooflight kerbs, we can find out what’s behind it.

Some older homes in villages like Winsor are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Different roofs, different checks

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

What affects the cost of flat roof surveys

When we price a survey, we consider:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we need to know

Some details help us point you to the right survey and price. When you contact us, tell us:

  • Where the property is, with the postcode
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is

You can call us seven days a week. To book or ask a question, phone 07833 053749 or email us.

Flat roofs in Winsor

The coast is about 4 miles or less from Winsor, so there’s more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Landlords with a home close to Ashurst New Forest station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings such as Copythorne CofE Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near Church of St Mary, the flat roofs on later extensions tend to wear out long before the main roof.

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. Outbuildings and barns around Winsor are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • An exact number of years the roof has left
  • Testing older roof sheets for asbestos
  • Fragile surfaces, which we do not walk on

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.

What we check

  • GRP fibreglass
  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets
  • Single-ply membranes
  • EPDM rubber

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Winsor can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed
  • Make sure the loft hatch can be reached

How to book

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, ring 07833 053749 or drop us an email.

FAQs for Winsor

Is the coastal weather around Winsor hard on roofs?

Often, yes. Winsor is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is Winsor within the area you cover?

Yes, Winsor is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Is a flat roof survey the same as a building survey?

No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Can you tell me how long my flat roof will last?

A precise figure is not something we give, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

Does the report include photos?

Yes. Photos are part of every report, so you can see each point for yourself.

Can you test old roof sheets for asbestos?

We do not test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
