What affects the price in Winsor

We confirm the price for your survey before you book. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

What we need to know

What helps most when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block
  • Your timetable, like an exchange date

Most bookings start with a short call: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Pre-purchase roof survey in Winsor

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. We’re often asked to look into signs of past leaks inside the loft and worn or lifted lead flashings, across gutters and downpipes, lead flashings and valleys and the roof space.

Being in a small place like Winsor makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Local roofs and buyers in Winsor

Winsor lies within about 4 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Landlords with a home close to Ashurst New Forest station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.

Tips that help

Over many surveys, some simple habits stand out:

  • Notice patches of new decoration in top-floor rooms
  • Ask who repairs the roof under the lease
  • Arrange the survey as soon as your offer is agreed
  • Request records of any re-roofing

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

What we do, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about one to two hours at a typical house, with time for the loft where it can be reached. Around Winsor, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • Unlock side gates and any roof access doors
  • If the roof is shared, arrange access with whoever manages the building
  • Buyers: confirm access with the estate agent or seller

Advice

Winsor: your questions answered

Do you cover smaller places like Winsor?

Yes. Winsor is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Winsor listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or use the contact form.

Do I need a roof survey if I’m having a RICS survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Can I take the findings back to the seller?

Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.

Common roof problems in Winsor

Most viewings never get near the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.

A survey can pick up problems such as:

  • Blistered or split felt on a flat roof
  • Blocked or leaking gutters
  • Worn or lifted lead flashings
  • Roof slopes that look uneven or sagging

For an older house near a landmark like Church of St Mary, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Before you book anyone

  • What’s outside the scope of the survey
  • Whether the inside of the roof is included
  • Whether they hold professional indemnity and public liability insurance
  • Which viewpoints they use to see the roof

What’s in a roof survey

Why get it checked now?

Without a survey, you’re relying on a glance from the pavement. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you’re tied in. For older village homes like those around Winsor, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
