How a pre-purchase roof survey works in Netley Marsh

If you are buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s frequently not the individual flat owner, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. Common reasons to book are roof slopes that look uneven or sagging and patch repairs that may hide an ongoing problem, on natural slate, flat-roofed extensions and dormers and lead flashings and valleys.

Older buildings in small places like Netley Marsh may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey normally takes about one to two hours at a typical home, and longer for a large or complex roof. In a hamlet or village like Netley Marsh, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a report with photos and recommendations, ready for you to use before exchange.

Before the survey

  • Move anything stored under the loft hatch
  • If you are buying, let the agent know when we are coming
  • Leave side gates unlocked

Do you need a pre-purchase roof survey in Netley Marsh?

Rear extensions, dormers and garages frequently have flat roofs. Felt flat roofs frequently last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.

Problems we come across often include:

  • Ponding, blisters or splits on a flat roof
  • Loose pots and cracked flaunching
  • Roof slopes that look uneven or sagging
  • Gutters choked with leaves and moss

For landlords with property near Ashurst New Forest station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What a good roof survey covers

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Give your solicitor a copy of the report
  • Let us know your exchange date when booking
  • Check we’ll be able to get into the loft space
  • Book once your offer is accepted

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.

After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Netley Marsh questions

Will you come out to Netley Marsh?

Yes, Netley Marsh is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Netley Marsh?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we cannot promise any saving.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do you go up on the roof?

Only where it’s safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What happens if roof problems are left?

After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but with far less room to act on them. For an older or listed building in a place like Netley Marsh, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Pre-purchase roof surveys in Netley Marsh: local notes

Netley Marsh lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Take an older house close to Church of St Matthew: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Roof area
  • Which survey package you book
  • Any need for thermal images or a drone flight
  • Height and safe access

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Getting in touch

You do not need to know any roofing terms. It is enough to tell us:

  • The type of building and roof, such as pitched or flat
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window
  • Your postcode, so we can check access and travel

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.
