How a pre-purchase roof survey works in Woodlands

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. All three include a written report with photographs and recommendations. We survey gutters and downpipes, chimney stacks and the roof space, and common reasons people get in touch are flashings that have lifted or split and patch repairs that may hide an ongoing problem.

In a village or hamlet like Woodlands, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Useful tips for Woodlands property owners

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:

  • For a flat, check who is responsible for the roof
  • Give your solicitor a copy of the report
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask for loft access on the day

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we have found patch repairs.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

What a pre-purchase roof survey looks like in Woodlands

Woodlands lies within about 4 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For landlords with property near Ashurst New Forest station, a roof report gives you a clear picture before you buy or settle up with a roofer. In and around Woodlands, as anywhere, a roof is easiest to deal with when its problems are found early.

Woodlands is about 2 miles south-west of Totton, in Hampshire. In Woodlands, as across Hampshire, every roof gets the same careful survey. Our area takes in places right across Hampshire, large and small. Southampton is in our area too.

Surveys in SO40 are booked the same way as anywhere else. If you need a pre-purchase roof survey at a property on Alpine Road, The Crescent and Hazel Grove or a nearby road, we can survey it. We also cover the places around Woodlands: Netley Marsh (1 mile north), Ashurst Bridge (1 mile north-east), Bartley (1 mile north-west), Hounsdown (2 miles east) and Winsor (2 miles north). Larger places within reach include Winchester (15 miles north-east), Eastleigh (10 miles north-east), Fareham (15 miles east), Chandler's Ford (9 miles north-east), Hedge End (10 miles east) and Lymington (10 miles south).

Why get it checked now?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What this survey cannot tell you

It is a careful look at the roof, not the whole story. The main limits are:

  • Whether timbers meet design loads
  • How a seller will respond, or what the house is worth
  • What’s under the slates, tiles or felt

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

Common questions in Woodlands

Do you cover smaller places like Woodlands?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Woodlands listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you need access inside the house?

Where possible, yes. We look in the roof space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.

How it works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Woodlands can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered
  • Find any records of previous roof work

How to book

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
