Chimney surveys for homes and businesses in Woodlands

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. Typical surveys look at gaps in the mortar around the pots and a stack that appears to lean, on chimney breasts, chimney pots and cowls and lead flashings.

Somewhere as small as Woodlands, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes an hour or two for a house, and longer for a large or complex roof. Rural addresses near Woodlands can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Advice

What affects the price in Woodlands

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • Chimneys, valleys, parapets and other details
  • Whether it’s a home or a commercial building

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. You will know the exact price before booking.

Booking your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • Any deadline, such as an exchange date

Common roof problems in Woodlands

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

People usually book a survey when they’ve noticed one of these:

  • Unused flues sealed without airflow
  • A chimney out of line
  • Gaps where the stack meets the roof
  • Staining on walls around the chimney

If you look after a building like Netley Marsh Church of England Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • Which limits apply to the survey
  • Is there a chance to talk the report through?
  • What experience they bring
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Chimney surveys around Woodlands

The coast is about 4 miles or less from Woodlands, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Ashurst New Forest station, the gap between tenancies is a good time to have the roof looked at.

Leave it or get it looked at?

If you are thinking of removing or reducing a stack, it helps to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Around Woodlands, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Chimney survey starts from £150, including VAT.

Different roofs, different checks

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

FAQs for Woodlands

Is my home in Woodlands listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Woodlands?

Yes, Woodlands is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Why is my chimney breast damp?

It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

What do I do with the report?

You’ll get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Does the report include photos?

Yes. Photos are part of every report, so you can see each point for yourself.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.
