Roof survey in Woodlands, Hampshire
We take a careful look at the roof at your property in Woodlands, and put it all in a photo-illustrated written report.
- Lifted, split or missing lead flashings
- Debris building up in roof valleys
- Gaps in the roof where coverings have gone
How a roof survey works in Woodlands
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey ridges, hips and valleys, lead flashings and clay and concrete tiles, and the problems we are asked to look at most are cracked or blistered flat roof coverings and ridge tiles that have lifted or moved.
Somewhere as small as Woodlands, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

For landlords and managing agents
Letting agents can arrange access with tenants. Surveys run seven days a week, which helps when tenants work during the week.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or email us with the addresses.
What we are asked to look at in Woodlands
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.
It is worth booking a survey if you’ve seen:
- Loose chimney pots
- Cracked mortar along the ridge
- Worn or blocked valleys
- Standing water on a flat roof
Landlords with a home close to Ashurst New Forest station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
What to check before booking
- Their drone registration, if they fly one
- Will the report include photos?
- What the survey will not cover
- How much experience they have with roofs like yours
Roof by roof
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.
Natural slate
From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.
Checking the roof from the ground
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we need to know
To price your survey accurately, we’ll ask about:
- When you need the report by
- The type of building and roof, such as pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
- Pictures of the roof from a safe spot, if you have them
We confirm the price for the job before booking, so you know the cost up front. Roof survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or email us.
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a typical home, while a commercial roof takes nearer three to four hours. Rural addresses near Woodlands can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Getting ready for the survey
- For flats, make sure roof access has been agreed
- Mention any parking restrictions on your street
- Make sure pets are kept safely away

Woodlands: your questions answered
Does a conservation area affect roof work in Woodlands?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is Woodlands within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
How long does the visit take?
On site, it normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
What does a roof survey cost?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Roof surveys around Woodlands
Woodlands is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings such as Netley Marsh Church of England Infant School, a written record of a large roof helps plan work for the holidays rather than in term time.
