Electronic leak detection in Woodlands, Hampshire
We take a careful look at the flat roof membrane at your property in Woodlands, with photos and a written report.
- Stains far from any visible defect
- Holes around roof penetrations
- New membranes needing a check before handover
How electronic leak detection works in Woodlands
ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye, so your roofer can repair them. The results come in a report with photos. We’re frequently asked to look into leaks under green or ballasted roofs and damp inside with no sign on the roof, across commercial flat roofs, single-ply roofs and green roofs.
In a village or hamlet like Woodlands, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
We keep jargon out of it: where something needs attention, it says so plainly.

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Common roof problems in Woodlands
On a flat roof, water spreads under the waterproofing. The stain inside can be far from the hole, so tracing it by eye is difficult.
It is worth booking a survey if you’ve seen:
- Failed seams and laps
- Leaks through a flat roof with no obvious cause
- Leaks showing away from the breach
- New membranes needing a check before handover
Take a building like Netley Marsh Church of England Infant School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
Before you book any roof surveyor
- Is VAT included in the price?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Will the report include photos?
- What’s outside the scope of the survey
Woodlands: your questions answered
Does being near the coast affect roofs in Woodlands?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows, and Woodlands is within about 4 miles of the coast.
How do I find out if my home in Woodlands is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Electronic leak detection in Woodlands: local notes
Woodlands lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
If you let a flat or house near Ashurst New Forest station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Let us know about the membrane and build-up if you know it
- Limit access to the roof
- Note where leaks show inside and when
- Check new waterproofing before handover
If anything in the report is not clear, ask us. We’ll explain what was found and what it means.
Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.
How the survey changes by roof type
Green and ballasted roofs
Roofs with planting or ballast hide the membrane. Testing may still be possible, depending on the build-up.
Liquid-applied waterproofing
Testing a liquid-applied roof depends on what’s beneath the coating.
The survey, step by step
On the day, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes as long as needed for the membrane area and the build-up, which we set out in the quote. In a small place like Woodlands, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- The report is sent for your roofer to act on.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Leave side gates unlocked
- Point out any leaks or damp patches

Prices for electronic leak detection in Woodlands
Several things affect the price of a survey:
- Commercial roofs and larger buildings
- How tall the building is and how easy the roof is to see
- Extensions, dormers and garages with roofs of their own
- How complicated the roof is, with its valleys, chimneys and parapets
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.
Helping us price your survey
You do not need to know any roofing terms. Just tell us:
- Any marks or damp showing indoors
- Your postcode, so we can check access and travel
- Photos of the roof, taken safely from the ground or a window
- Whether there is a loft hatch, a shared roof or tricky access
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
