Netley Marsh Chimney Survey
We take a careful look at the chimney stack at your property in Netley Marsh, and put it all in a report with photos.
- Loose, cracked or missing pots
- Gaps in the mortar around the pots
- Lifted or split lead flashings
Rented homes, blocks and businesses
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it as you book and we will plan the visit with that in mind.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
Chimney survey in Netley Marsh: what you get
For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. If you’ve noticed cracked or missing flaunching and damp on a chimney breast inside, we can find out what’s behind it, on brick chimney stacks, chimney pots and cowls and shared and party-wall stacks alike.
In a village or hamlet like Netley Marsh, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Roof by roof
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Poor capping can lead to damp inside the stack.
Netley Marsh questions
Does a conservation area affect roof work in Netley Marsh?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Netley Marsh?
Yes. Netley Marsh is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do you inspect the flue?
No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Do you need to go on the roof to check the chimney?
We inspect from wherever is safe: from ground level, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Should a redundant chimney be removed?
A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can plan what to do with it.
Roofs, chimneys and gutters in Netley Marsh
The coast is about 3 miles or less from Netley Marsh, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Anyone responsible for a site like Netley Marsh Church of England Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of St Matthew, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Ashurst New Forest station, a dated record of the roof is useful when planning maintenance across a let.

What happens if roof problems are left?
Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there is a stain. A survey gives you a clear picture before that happens. Outbuildings and barns around Netley Marsh are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What we do, step by step
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely. The survey normally takes an hour or two for most houses, though large, tall or awkward roofs take more time. Somewhere like Netley Marsh needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- Each chimney is viewed from wherever it can be seen safely.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- You get a photo-illustrated written report and our recommendations.
Before the survey
- Note where any stains or damp appear
- Mention any parking restrictions on your street
- Find any records of previous roof work

When you need someone else

- Flue inspections or sweeping
- Areas we can’t view from safe positions
- What’s inside the brickwork or behind render, without opening up

DIY checks: what’s safe
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
