Ashurst Bridge questions

Do you survey roofs for landlords with property near Totton station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is Ashurst Bridge within the area you cover?

Yes, Ashurst Bridge is on our map. A small place gets exactly the same survey as a big one.

Will you check the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Which parts of the chimney do you look at?

The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Chimney survey in Ashurst Bridge: what you get

Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We survey chimney breasts, chimney pots and cowls and brick chimney stacks, and people most frequently book us about gaps in the mortar around the pots and frost-damaged brickwork on the stack.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Ashurst Bridge homes and their roofs

The coast is about 3 miles or less from Ashurst Bridge, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. The wider area around Ashurst Bridge has a long history of building, with Southampton Tudor House and Garden about 4.8 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you live in an older home near Church of St Matthew, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Hazel Wood Infant School, a written record of a large roof helps plan work for the holidays rather than in term time.

How the survey changes by roof type

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

Flaunching

We often find flaunching that has cracked or broken away. Caught early, it’s frequently a small job.

Do you need a chimney survey in Ashurst Bridge?

Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.

Signs worth acting on include:

  • Damaged chimney pots and cowls
  • Cracked or missing flaunching
  • Mortar washing out of the joints
  • A stack that appears to lean

Landlords with a home close to Totton station may find that a dated record of the roof is useful when planning maintenance across a let.

Questions to ask before you book

  • Whether any drone flown is registered with the CAA
  • Whether the roof space is looked at, where there is one
  • When you’ll get the report
  • What happens after the report arrives

What a roof survey includes

Leave it or get it looked at?

Before deciding what to do with a redundant stack, a survey shows how it’s doing. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. Where a roof is exposed, as many are in small places like Ashurst Bridge, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What a survey costs

  • Extra roofs, like extensions, dormers or garages
  • Height and safe access

All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere like Ashurst Bridge needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Advice

When you need someone else

It’s useful to know what a survey will not do before booking:

  • The inside of the flue, which needs a sweep or flue specialist
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Hidden damage within the stack

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.
