Ashurst Bridge Roof Leak Investigation
Roof leak investigations across Ashurst Bridge, backed by more than 20 years’ experience. Every survey ends with a written report and photos.

Why act early in Ashurst Bridge
Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it is harder to deal with once established. Finding the leak comes first. For an older or listed building in a place like Ashurst Bridge, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Roof leak investigation in Ashurst Bridge: what you get
The aim is to find where the water is getting in and explain it. You get a report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. If you’ve noticed a leak that comes and goes with the weather and damp ceilings under a flat roof, a survey will tell you what’s going on, whatever the roof.
For a small place like Ashurst Bridge, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.
What you get is a clear record of the leaking roof on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Landlord and commercial surveys in Ashurst Bridge
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What we can’t see
In fairness, there are limits to any roof survey:
- Leaks that only appear in weather we cannot recreate
- Structural calculations (that’s a structural engineer’s job)
- Faults hidden behind ceilings or boarding
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.
What we check
- Flat roof details
- Lead flashings
- Slate and tile slopes
- The roof space
- Chimney stacks
- Rooflights and dormers
- Valleys and parapet gutters
Do you need a roof leak investigation in Ashurst Bridge?
When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. On slate roofs, slipping is often caused by corroded nails.
Common reasons to book include:
- Damp on a chimney breast
- Water coming in around a roof light or dormer
- Staining where a gutter or parapet meets the wall
- Drips in the loft during heavy rain
Take a building like Hazel Wood Infant School: a leak through a large roof is often found some distance from where the water shows inside.
Before you book any roof surveyor
- What experience they bring
- Which parts of the roof they’ll actually see
- Their drone registration, if they fly one
- What happens after the report arrives
Ashurst Bridge: your questions answered
Does a conservation area affect roof work in Ashurst Bridge?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is Ashurst Bridge within the area you cover?
Yes. Ashurst Bridge is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Will you fix the leak as part of this?
A leak investigation finds and reports the likely source. The repair is not part of it. The report shows where the water gets in and what should be done.
Do you look in the loft space?
Usually, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How it works
Every roof is different, but as a rough guide the survey takes about one to two hours at most homes, or half a day or so for a commercial building. If you have questions on the day, just ask. Older roofs in small places like Ashurst Bridge can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with what you’ve seen: where the stain is and when it gets worse.
- The visit starts indoors, at the stain and in the loft.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Moisture readings and thermal imaging are used where they help.
- You receive a written report with photos showing the likely source and what needs attention.
Before we arrive
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building
- Leave side gates unlocked
How to book
Roof leak investigation starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

What a roof leak investigation looks like in Ashurst Bridge
Ashurst Bridge is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from.
Take an older house close to Church of St Matthew: the leak may come from a chimney, a valley or tired lead rather than the covering itself. Southampton Tudor House and Garden, about 4.8 miles east, is one of the historic houses in the wider area around Ashurst Bridge. Older roofs around here can leak at old repairs as readily as at original details.
