Roof leak investigations for homes and businesses in Winsor
We investigate roof leaks in Winsor and across London and South East England. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a photo-illustrated written report and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, and then ring 07833 053749 or use the contact form. We survey rooflights and dormers, lead flashings and the roof space, and people most often book us about damp on a chimney breast and damp underlay across a wide area.
In a village or hamlet like Winsor, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Roof by roof
Slate and tile slopes
On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak, especially in driving rain.
Valleys
Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

Winsor: your questions answered
Is the coastal weather around Winsor hard on roofs?
Frequently, yes. Within about 4 miles of the sea, as Winsor is, metal fixings wear faster and gales find any loose ridge or slate.
Is my home in Winsor listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
Do you survey on Saturdays and Sundays?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or email us.
How long does a roof leak investigation take?
Allow between one and two hours, more where the leak is intermittent or the roof is large. We will give you an idea of timing as you book.
Will you definitely find the leak?
Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.
What affects the cost of roof leak investigations
Not every roof costs the same to survey, for these reasons:
- How big the roof is
- How many separate roofs there are, such as extensions, dormers and garages
- Which survey package you book
- Whether thermal imaging or a drone is needed
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
Booking your survey
What helps most when you contact us:
- Pictures from the garden or a window, if you have them
- What kind of property and roof it is
- Where any leaks, stains or damp patches show inside
- Whether there’s a loft hatch, a shared roof or tricky access
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.
How the survey works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. In a hamlet or village like Winsor, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Getting ready for the survey
- If you are buying, check with the agent that we can get in
- For a flat or shared roof, check access with whoever owns or manages the building
- Point out any leaks or damp patches
How to book
Once you know what you need, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.

- A structural engineer’s report
- A promise to find every leak on a single visit
- Plumbing leaks that look like roof leaks
If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before you book. What a survey covers and doesn’t.

What a roof leak investigation looks like in Winsor
Winsor lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Anyone responsible for a site like Copythorne CofE Infant School will know that tracing a leak on a big roof starts with where the water appears and works back. If you let a flat or house near Ashurst New Forest station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Useful tips for Winsor property owners
Some practical points come up on survey after survey. They apply to most roofs:
- Take dated photos of the leak
- Have an electrician check any wet fittings
- Make sure the loft is accessible
- Mention any plumbing above the damp area
The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.
Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
