Pre-purchase roof survey in Hounsdown
Buyers in Hounsdown and right across London and South East England use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, call 07833 053749 or send us an email. We survey chimney stacks, natural slate and clay and concrete tiles, and people most often book us about blocked or leaking gutters and loose pots and cracked flaunching.
In a smaller place like Hounsdown, some houses face open ground, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Common questions in Hounsdown
How do I find out if my home in Hounsdown is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Hounsdown?
Yes. Hounsdown is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
When will the report arrive?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.
Do you go up on the roof?
Only where it is safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Roof by roof
Natural slate
Natural slate can last 100 years or more, yet the nails that fix it often give out first. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.
Chimney stacks
Our chimney check is a visual one, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.
Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.
What a survey costs
Prices vary from roof to roof, and it comes down to:
- Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
- The shape of the roof and its details
- Building height and the viewpoints available
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before you book.
Booking your survey
You don’t need to know any roofing terms. It is enough to tell us:
- Your postcode, so we can check access and travel
- What’s prompted the survey
- Any deadline, like an exchange date
- Access details, like a loft hatch or a shared roof
Most bookings start with a short call: phone 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
What happens on the day
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at most homes, or half a day or so for a commercial building. Parking around Hounsdown is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we’ll get in, including the loft.
- We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
- Each part of the roof is examined and photographed.
- We email a photo-illustrated written report and recommendations, ready for you to use before exchange.
Before the survey
- If you are buying, let the agent know when we’re coming
- For a flat or shared roof, check access with whoever owns or manages the building
- Mention any parking restrictions on your street

Hounsdown homes and their roofs
The coast is about 2 miles or less from Hounsdown, and places near the sea get more salt in the air and more wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. For a purchase or a newly finished roof, the materials decide which details matter most.
Take an older house close to Colbury Christ Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them. Historic houses such as Southampton Tudor House and Garden, about 4.1 miles east, show how far back building around Hounsdown goes. If you’re buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.
