How a pre-purchase roof survey works in Regents Park

We survey roofs for buyers in Regents Park and across London and South East England. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or email us. We survey the roof space, flat-roofed extensions and dormers and lead flashings and valleys, and the problems we’re asked to look at most are ponding, blisters or splits on a flat roof and bitumen or mortar used in place of proper repairs.

Smaller places like Regents Park often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Regents Park or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey works

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes an hour or two at a typical house, with time for the loft where it can be reached. For a survey in Regents Park, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photos and recommendations before you exchange.

Getting ready for the survey

  • Clear the way to the loft hatch
  • If it isn’t your property yet, arrange access through the agent
  • Note where any stains or damp appear

Booking a survey

Most bookings start with a short call: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Signs you need a pre-purchase roof survey in Regents Park

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.

Look out for signs like these:

  • Roof slopes that look uneven or sagging
  • Worn or lifted lead flashings
  • Loose pots and cracked flaunching
  • Gaps where slates or tiles have come loose

If you own a rental within reach of Millbrook (Hants) station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What to check before booking

  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance
  • Will the report include photos?
  • Their track record with similar roofs

FAQs for Regents Park

Does a conservation area affect roof work in Regents Park?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Regents Park?

That depends on where the roof is and on the weather. Regents Park is about 2 miles from the edge of the flight restriction zone around Southampton Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. A small drone can’t fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you survey on Saturdays and Sundays?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or email us.

Will the roof report help me negotiate with the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we can’t promise any saving.

Will you climb onto the roof?

Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It isn’t a RICS survey and doesn’t cover the rest of the house.

Checking the roof from the ground

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations (that is a structural engineer’s job)
  • Anything beyond the roof, which a full home survey covers
  • What’s under the slates, tiles or felt

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before you book. The full list of what we check.

What we look at

  • Chimney stacks
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Natural slate
  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes

Pre-purchase roof surveys in Regents Park: local notes

The coast is about 1 mile or less from Regents Park, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a proper look whether you’re buying or signing off new work. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If your house is among the older ones in the streets near Church of the Holy Trinity, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Southampton Tudor House and Garden, about 2 miles south-east, is one of the historic houses in the wider area around Regents Park. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Regents Park is about 2 miles west of Southampton, in Southampton. Wherever you are in Regents Park, we can carry out pre-purchase roof surveys at your property. Regents Park is one of the places in Southampton we cover for pre-purchase roof surveys.

Surveys in SO15, SO16 and SO17 are booked the same way as anywhere else. You will find Regents Park on the A33 and A3057, which makes it straightforward to reach. Close by, we survey roofs in Shirley (1 mile east), Millbrook (1 mile south-west), Freemantle (1 mile south-east), Maybush (1 mile north-west) and Coxford (1 mile north). We also work in nearby towns such as Townhill Park (4 miles east), Midanbury (3 miles east), Thornhill (4 miles east), Chartwell Green (4 miles east), Harefield (4 miles east) and Itchen (3 miles east). Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Find out whether the roof has been replaced or patched
  • Ask for loft access on the day
  • Notice patches of new decoration in top-floor rooms
  • Give your solicitor a copy of the report

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
