Your questions about flat roof surveys in Hounsdown
Is the coastal weather around Hounsdown hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
How do I find out if my home in Hounsdown is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
Will I get photos?
Yes. The report includes photographs of what we found.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
What does a roof survey cost?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
How do I arrange a flat roof survey in Hounsdown?
The quickest way is to call 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.
How a flat roof survey works in Hounsdown
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Common reasons to book are blisters and bubbles in the covering and a sagging deck under the covering, across upstands and outlets, felt flat roofs and mastic asphalt.
Around Hounsdown, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. It’s worth mentioning them when you book, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Note the date and type of any roof work
- Treat rooflights and old sheeting as fragile
- Note any new marks on ceilings beneath the roof
- Keep outlets clear of leaves and moss
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.
What a flat roof survey looks like in Hounsdown
Hounsdown is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Southampton Tudor House and Garden, about 4.1 miles east, is one of the historic houses in the wider area around Hounsdown. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark such as Colbury Christ Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you own a rental within reach of Totton station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Hounsdown School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Hounsdown is about 1 mile south of Totton, in Southampton. Roofs in Hounsdown get the same thorough look as anywhere else in Southampton. Our area takes in places right across Southampton, large and small.

Why get it checked now?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Arranging work in a smaller place like Hounsdown is easier with notice than in an emergency. A survey gives you that notice.

What happens on the day
Once we’ve finished looking, we write up our findings as a report with photos, sent to you by email. As for time on site, it normally takes an hour or two for most houses, or half a day or so for a commercial building. With a bit of garden around a house, as there frequently is around Hounsdown, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- You get a written report with photos and our recommendations.
Getting ready for the survey
- Make sure we can get to the back of the property
- Let us know about parking before the day
- If the roof is shared, arrange access with whoever manages the building
Arrange a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.
Related advice
How the survey changes by roof type
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
Prices for flat roof surveys in Hounsdown
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- Extra roofs, like extensions, dormers or garages
- How big the roof is
- How complicated the roof is, with its valleys, chimneys and parapets
- Commercial roofs and larger buildings
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We will tell you which package suits the questions you have.
What we need to know
Before you get in touch, it’s useful to have:
- Pictures of the roof from a safe spot, if you have them
- Any marks or damp showing indoors
- The property’s address and postcode
- What kind of property and roof it is
Our phone lines are open seven days a week. To book or ask a question, phone 07833 053749 or drop us an email.
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- A fixed date for when the roof will need replacing
- Parts of the roof that are not safe to walk on or view
- Hidden layers beneath the covering
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.
