Chimney surveys in Blackhill

How a chimney survey works in Blackhill

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. If you’ve noticed cracked or missing flaunching and worn or missing pointing, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Blackhill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take roughly 1–2 hours for most houses, and longer for a large or complex roof. Cottages and farmhouses around Blackhill often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Whether the flue is safe to use
  • Areas we cannot view from safe positions
  • Hidden damage within the stack

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What we look at

  • Chimney breasts
  • Lead flashings
  • Flaunching
  • Chimney pots and cowls
  • Brick chimney stacks
  • Shared and party-wall stacks

How the survey changes by roof type

Brick stacks

Older brick stacks frequently have soft lime mortar. We note where repairs should match the original mortar.

Chimney breasts and the loft

In the loft, staining around the stack frequently shows where water is getting in. What we find is photographed and described.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Use the report as a baseline for future checks
  • Use a Gas Safe registered engineer for gas appliances
  • Make sure unused flues are capped with ventilation
  • Check your stacks from the ground after strong winds

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

What a survey costs

All our prices include VAT. What changes the price is:

  • Roof area
  • Whether it’s a home or a commercial building
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

To price your survey accurately, we will ask about:

  • What’s prompted the survey
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

FAQs for Blackhill

Can a landlord with a rental near Romsey station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.

How do I find out if my home in Blackhill is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Do you look in the roof space?

Normally, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

What do I do with the report?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Will I get photos?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Chimney surveys in Blackhill: local notes

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Landford Manor, about 2.7 miles north-west, show how far back building in the area around Blackhill goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Romsey station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Wellow School: a written record of a large roof helps plan work for the holidays rather than in term time.
