Chimney surveys for Ower homes and businesses

Chimney surveys for homes and businesses in Ower

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. If you are worried about worn or missing pointing and a chimney out of line, a survey will tell you what’s going on, on chimney pots and cowls, shared and party-wall stacks and chimney breasts alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How we price chimney surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone
  • Basic, Standard or Premium
  • Commercial roofs and larger buildings

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

What to tell us when you get in touch

We’ll normally ask about:

  • Where the property is, with the postcode
  • The style of property, from a terrace to a block
  • The reason for the survey, like buying, a leak or storm damage
  • Any photos you have, taken from the ground or a window

To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

What happens if roof problems are left?

If you’re thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. In a small place like Ower, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Chimney surveys around Ower

Ower is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Totton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Historic houses such as Landford Manor, about 4.6 miles north-west, show how far back building around Ower goes. Older homes in the area may have roofs that need matching materials when work is done.

Ower is about 2 miles north-west of Totton, in Hampshire. In Ower, as across Hampshire, every roof gets the same careful survey. Our Hampshire coverage includes Ower and the places around it. Southampton is in our area too.

We work across the SO51 postcode area for chimney surveys and the streets around it. We offer chimney surveys to properties on Romsey Road and Salisbury Road. We also cover the places around Ower: Wigley (1 mile north), Hillstreet (1 mile east), Copythorne (1 mile south-west), Winsor (1 mile south-west) and Newbridge (2 miles west). We also work in nearby towns such as Winchester (12 miles north-east), Eastleigh (8 miles east), Chandler's Ford (7 miles north-east), Hedge End (10 miles east), Lymington (13 miles south) and Romsey (4 miles north-east).

Your questions about chimney surveys in Ower

Do you cover smaller places like Ower?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is the coastal weather around Ower hard on roofs?

Often, yes. Within about 4 miles of the sea, as Ower is, metal fixings wear faster and gales find any loose ridge or slate.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How long does the survey take?

Expect it to take about 1–2 hours at most homes, though large, tall or awkward roofs take more time. You will then get the report by email, on the timescale of your package.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

Our stack is shared. Can you still survey it?

Yes. We inspect everything that’s safely in view and what you give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Before and after the survey

Small things make a difference. Some pointers:

  • Book a sweep for flues that are in use
  • Photograph damp patches with the date
  • Ask for ventilated caps on redundant stacks
  • Remove aerials or dishes from the stack if they’re no longer needed

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • Structural calculations for a leaning stack
  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a small place like Ower, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before we arrive
