Gutter survey in Ower
Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed brackets that have dropped or snapped and joints that drip after rain, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Ower may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

How we price gutter surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Commercial roofs and larger buildings
- How big the roof is
- Any need for thermal images or a drone flight
- Basic, Standard or Premium
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the exact price before booking.
What to let us know when you get in touch
Here’s what helps us most when you get in touch:
- Any stains, drips or damp patches you’ve seen indoors
- Pictures of the roof from a safe spot, if you have them
- What made you get in touch
- Whether there’s a loft hatch, a shared roof or tricky access
To arrange a survey, ring 07833 053749 or email us and let us know the address and what’s prompted the survey. We’ll confirm the price before you book.
How the survey works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Ower can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Let us know about parking near the property
- Buyers: confirm access with the estate agent or seller
- Point out any leaks or damp patches
How to book
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or use the contact form.
Related advice
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Check that downpipes are firmly fixed to the wall
- Check for spilling water in a downpour
- Do not climb a ladder to look in the gutters
- Watch for green marks down the brickwork
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.
How the survey changes by roof type
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
Local roofs in Ower
Ower is within about 4 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you own a rental within reach of Totton station, the gap between tenancies is a good time to have the roof looked at. Landford Manor, about 4.6 miles north-west, is one of the historic houses in the wider area around Ower. On a period home nearby, the survey separates sound original work from tired later repairs.
Ower is about 2 miles north-west of Totton, in Hampshire. We provide gutter surveys for homeowners, landlords and businesses in Ower. Our Hampshire coverage includes Ower and the places around it. You can also see our page for Southampton.
We work across SO51 for gutter surveys and the streets around it. You’ll find streets such as Romsey Road and Salisbury Road. We also cover the places around Ower: Wigley (1 mile north), Hillstreet (1 mile east), Copythorne (1 mile south-west), Winsor (1 mile south-west) and Newbridge (2 miles west). Within a short drive, we also cover Winchester (12 miles north-east), Eastleigh (8 miles east), Chandler's Ford (7 miles north-east), Hedge End (10 miles east), Lymington (13 miles south) and Romsey (4 miles north-east).
What’s near Ower
The closest station to Ower is Totton station, roughly 3 miles south-east of the centre. Well-known places in the area include Eling Experience (2.8 miles south-east) and Tatchbury Mount Hospital (1.1 miles south). Not far away are Copythorne Common.
Why it’s worth a survey now in Ower
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. Outbuildings and barns around Ower are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Ower: your questions answered
Is the coastal weather around Ower hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do you cover smaller places like Ower?
Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
How long will you be on site?
It normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.
How do I book a survey in Ower?
Just ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
What happens next?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
For landlords and managing agents
We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the gutter, with photos, useful for planning maintenance.
