Hillstreet Gutter Survey
A careful look at the gutter at your property in Hillstreet, and put it all in a written report with photos.
- Leaks at the gutter joints
- Sagging gutters and loose brackets
- Overflowing valley or parapet gutters
About our gutter survey in Hillstreet
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed overflowing eaves gutters and hoppers and outlets full of debris, we can find out what’s behind it.
Some older homes in villages like Hillstreet are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

What happens if roof problems are left?
A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Outbuildings and barns around Hillstreet are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Your questions about gutter surveys in Hillstreet
Can a landlord with a rental near Totton station book a roof survey?
Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and some details, including who will give access on the day.
Does being near the coast affect roofs in Hillstreet?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
How much is a gutter survey?
Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or drop us an email.
Do you survey at weekends?
Yes. Surveys are carried out on any day of the week. Just phone 07833 053749 or email us to arrange a day.
Do you check valley and parapet gutters?
Yes, as far as they can be seen safely. We use the ground, windows, the loft space and the roof where it is safe and a drone where it applies.
What happens after the survey?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Useful tips for Hillstreet property owners
Here are a few things we’d tell any owner, before and after a survey:
- Note any damp stains below the gutters
- Don’t climb a ladder to look in the gutters
- Have overhanging branches cut back
- Watch ceilings under valley gutters for fresh marks
Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.
How the survey changes by roof type
Cast iron gutters
A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
Landlord and commercial surveys in Hillstreet
We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the gutter.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
What a survey costs
A few things affect what a survey costs:
- The height of the building and how the roof can be seen safely
- Roof area
- If the survey needs thermal imaging or a drone
- Features like valleys, chimneys, dormers and parapets
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

What we do, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes about 1–2 hours at a typical home, and longer for a large or complex roof. Cottages and farmhouses around Hillstreet frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Before the survey
- Show us where any leaks or stains appear
- If you are buying, let the agent know when we’re coming
- Keep pets out of the way during the survey
Arrange a survey
Booking is simple: just call 07833 053749 or send us an email and give us a few details about the property and we will explain which survey suits. The price is agreed up front.

Gutter surveys in Hillstreet: local notes
The coast is about 3 miles or less from Hillstreet, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
If you own a rental within reach of Totton station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Calmore Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own one of the older houses in the streets near St Anne's, old fixings, lead flashings and tall chimneys are typical of older roofs.
